Thanks for sharing.

Everyone has different opinions. If this deal is bad, CICT and FCT and LReits would not have participated in the bid in the first place. Unless there is something going on which we all are unaware.
This deal is going to be competitive bidding.. I don't see these 3 reits having the financial muscle to absorb this 4 billion deal.

A few year back , Jurong point was put on sale when it was much cheaper price. Fraser was outbid by NTUC/blackrock (Mercatus) .. The price for this deal which include Jurong Point is now much higher compare..

CICT gearing will hit 45%.. I actually prefer Link to get this deal as i believe it will trigger massive right issue with diluting DPU affecting my holding on FCt or CICT..
Let's why I said Sponsor will come in to joint bid.
Mapletree out ( just merged)
CapitaLand and Frasers can bid

All four malls are at least 99 percent occupied and yielded S$323.7 million in combined revenues last year, which was down by 4.5 percent from the S$339 million that the portfolio generated prior to the pandemic in 2019.

Dubbed as one of the largest sets of suburban shopping centres in Singapore, the biggest asset in Mercatus’ portfolio is Jurong Point, a S$2 billion mall located in the western portion of the city-state which spans 720,000 square feet of net lettable area.

Next largest on the list by valuation is the S$1.96-billion NEX mall in Serangoon district, where it maintains a 50 percent stake alongside partners PGIM Real Estate, Chinese sovereign wealth fund CIC and a subsidiary of US giant Prudential Financial.

Also in the portfolio is the 320,000 square feet big AMK Hub that connects directly to Ang Mo Kio MRT station and was valued at S$846 million as of last year, as well as the S$203 million Swing By @ Thomson Plaza shopping mall on Upper Thomson Road that spans 110,000 square feet in NLA.

Jurong Point and NEX are the giant mall, the other 2 have to sell as a package, if not nobody want

yes, Rental will have to increase rent for these 4 properties because any party who win the bid will pay a high price. For suburban malls , high rental will kill the tenants as well..
Im cant imagine the price in the food court will increase by how much after the renovation is done. :(

If I am not wrong, AMK hub + Jurong point had underwent some facelift recently or in the last 2 years.... so they should be safe.

Probably only Nex needs some good refurbishment considering it keeps appearing in the news for the wrong reasons

MPACT is good, when the price is around 1.88 and below, it's a very good price.
Price is going toward $2.00 but may anytime return.

I mean new food court after renovation, food price will increase at least 10% to 20%. Could be more!

Using JP as an example, after renovation, no more economical food. The stalls are replaced by the atas food. Forget the typical food you can find in most food courts.
