Not sure what some here expect from SREITs?
Consistent dividends or capital gain?

i am looking at consistent dividends. So i have been 'stuck' in SREITs since 2008.
Buy and hold for dividend.. at 6-7% yield, your reits could be free of cost after 10-15 years. By then , you don't have to worry too much about price fluctuation

I am queuing to buy a little bit of FCT every week. In the meantime, I'm planning to visit more FCT malls, to see what the footfall is like in their more obscure malls. Last time, they had fewer malls, easier to visit.

I was first vested in FCT during the GFC, since FCT was all local, I visited all the malls, found them all to be crowded, so that gave me confidence to buy 😅

I have been visiting FCT malls since returning to Spore.. All are packed with crowd. I have been catching up with old friends and I usually meet them in the malls. I was told that spending time and eating in the malls have become mainstream as their kids and wife do not like eating in hawker center due to the weather condition. The retail malls in Spore is pretty much alive despite talk of malls death apocalypse a few year back.

Just noticed from Financial horse blog article, the Nikko AM APAC REITs ETF has 6.5% exposure to India. This is quite shocking, since Indian REITs market is at its infancy, there are only like 2-3 listed REITs there. I think this is bullishness on India taken a bit too far. @churnmaster

I think they are invested in Ascendas India trust, which is structured as a BT instead of REIT even though the investment seems to be mostly in Real Estate.

The minimum technical target for this would be the COVID low around 1.55. In fact, you have a congestion zone from 1.40-155, which can act as a formidable support.

FCT where got drop so low? U mixed up with Capitamall si boh. Lowest for FCT was 1.53 on 6 April and its merely a 1-pt data. The support zone from covid seems to be in the mid 1.7X to 1.8X.

FCT's biggest weight burden is now the Mercatus bidding. IT IS GOING TO ISSUE SHARES TO PAY FOR THE BID. They are going to OVERPAY (= dilute NAV per share) to get it out of Capitaland's hands. Just like the Chang Cheng Kopitiam boss overpays $40million to buy Yishun kopitiam using huge debts (80%?) to snatch it from other bidders (like Kim San Leng etc?). Share dilution is unknown, as of now, so share price must be discounted for this uncertainty.

Dividend yield can be 6%, but if the share price drop 50%, it can still issue 6% dividend yield but your investment already drop 50%.

Dividend also half of what u used to receive even though dividend yield every year recorded at 6%

Cannot blindly just look at dividend yield. Must look at total returns.

Why would I want to buy a REIT that cannot maintain its earnings?

Thats why you should DYODD and visit the malls before buying Frasers Centrepoint Trust. Even better, ask the tenants about the rental situation - I got a friend who is leasing a few units in different malls, so I can get good information about whether rental going up or down.

He always complain rent so high - but I ask him why not move to HDB shophouse, should be cheaper but he is staying put because he is making profit - and ultimately, that's what counts.

If mall is empty then maybe better not buy 😅

Quality of the reit is the most important factor to consider beside yield.. My experience with the reits from Mapletree, Capitalland , Fraser and Keppel have proven positive for the last decade. I see no reason why they should drop 50% and stay there..
