Good asset, good REIT management, good track record of stable/increasing dpu but with undervalued stock price? I think this is no-brainer for buying, don’t need to bother what “influencers” are saying

I think no capital loss is a already a bonus.
from sgx "the iEdge S-REIT Index has declined 11% in the 2024 year to 13 Aug, with distributions reducing the decline in total return to 6%. The P/B ratio of the Index is presently at 0.8574x, more than 1 s.d. below the 5-year average P/B of 1.0149x."

Now in December the P/B ratio is even lower. No one can predict the bottom but IMO there is limited downside.

Hi all, have a sum of T - Bill that expired and looking to split that into 5 main strong S-reits.

Am looking for some blue chip S - reits with proven record of DPU increasing over time, and can weather the downturns much better.

Have already bought Frasers Centerpoint Trust, CICT, Mapletree Industrial Trust, and looking to add Parkway Life C2PU.

Seeking some input from the experts here if there are a couple other of S-reit names I should consider?

followed by $2.53
I was expecting $2.55 to hit
before it bounces $2.60
it didn’t
$2.55 turns seller today
im holding 180,000 shares now
all eyes on tonight fomc meeting

What SREIT are you referring to?

Yeah….i sorta agree Sreits past 5yrs total cui.

Only those who enter bluechips Sreits during 08 crash make decent gains.

In SG, only resi huat big big.

Sreits hard to grow yr wealth…..i buy because im old liao and purely for dividends nia. (It shd beat FD/SSB over 10y period)

S&P up 80%? this is cumulative right? Can’t do apple to apple comparison with reits this way.
There has been so much inflation over the past few years…..
Reits constantly pay out dividend every quarter, that $1 of dividend that was received 5yrs back is worth at least $1.1-$1.2 now. Have to factor in the fact that dividend investors can immediately reinvest the returns over the last 4-5yrs and gotten doubt the returns now - that is returns upon dividend returns

Right from the start REITs are not meant for capital growth one leh. He's tagging the wrong function to the asset, then when the asset underperform, people complain non-stop despite it being their own mistake. REITS have to pay out dividends, plus good reits the DPU increases year on year.

Dividends form part of the total return, theres nothing special about an asset that pays a dividend, what matters is total return.

I think the good thing about sreits is that they tend to be less volatile than most other equities (in general), in return you get lower returns, its a fair deal.
