investment grade Sgd bonds on secondary market
Mostly <3%
even most recent q&m 3 years bond 3.95%

Anything that is investment grade is definitely under 3% now, most of the ones in my portfolio (~5 yr) are around 2.5% YTM. They were nearly 5% 2-3 years ago.

Still got many years to go before any of my bonds mature, I think earliest one is 2029, too soon to plan for it.

Not necessarily good investment, but can be good price.

I will bet my house, if CFA is 10 cents now, with 5 cents dividend.

Didn't really got a boost from CPI data today. Worried that inflation will get worse from now onwards from tariff and Fed won't cut rate this year. Not sure if should stick around with REIT for now. How's everyone handling it?

3.5% only for perp

Astrea 9 3.4% looks darn good now in comparison :s13:

The Astreas have always given several basis points extra yield against comparable securities.

One example of odd investor behaviour was when Frasers Property issued their 4.49% retail bonds and people rush to press IPO when Astrea 6 was way safer and had higher YTM. Like I mentioned in the previous Astrea threads, I loaded up on A 5 and A 6

Wouldn't the lower interest rate be better for REITS?
Sell high, buy low.

Can anyone explain what happened during pre covid( or some during covid) that cause REIT at much much elevated levels? Purely due to bond and low interest?
