yes ofc I would agree with that in some cases. But FCL and FCT are both giving around ~5% yield

FCT has a good track record. 8 consecutive years of DPU growth. :s12:

FCL might not be able to maintain 5% dividend yield for so many years. Dividends for property developers tend to be 'lumpy'.

I want consistency & regularity.

Having said that, personally, I have another intangible reason. Being vested in FCT makes me feel good when I see customers buying stuff at Causeway Point and Northpoint as I visit these two shopping malls most of the time.

SREITs are currently exempted from paying tax on foreign income, but this rule is set to expire on March 31, 2015. This enables REITs to grow their portfolios and invest in foreign properties in a tax efficient manner, especially in light of the tight property market at home. - See more at: Will REITs shun SGX as tax exemption clause expires? | Singapore Business Review

Can explain in layman terms what this means? E.g. how does it affect existing reits, how does it affect retail investors, etc

As a general rule, all overseas income are taxable when received in Singapore. However there are a number of exemption for this matter. In this case, I guess there r some exemption clause for reits that allows reits not to pay any income tax on foreign income if not, reduced tax.

When the exemption expires, what it means is that reits will have to pay taxes on foreign income therefore reduces dpu for shareholders.

which means reits with foreign properties in their portfolio will be affected.

reits that i can think of with foreign properties are:
first reit, plife, suntec, mapletree logistics, starhill global, Areit, FCT, fraser commerical, capitalmall asia, capita commerical, lippo malls and etc...

Yes from the annual report one can see FCT holds 31.17% stake in H-REIT. The question is, how much % of FCT that is?

31.17% x H-reit market cap = $a
$a divide by FCT market cap = the % that you want
Correct ?

Yes correct. Just that im asking whether theres any official figure. E.g. CMT annual report states how much % CRCT makes up. So i was surprised the corresponding information for FCT in terms of % H-REIt takes up cannot be found easily.

You could always drop an email to FCT's Investor Relations.
