I have managed to resist buying any REITs for the past three months. Now just waiting for them to bottom out before making a move. I think some of the smaller REITs may be privatised at current rates.
Just a word of advise - you won't know when is the bottom, until after the fact.

REITs and BTs which derive majority / all of their income in Singapore (in SGD) will be a better bet in terms of DPUs. Off course, with increase in interest rates their valuations will continue to be pressured over the next few quarters.

Btw, if MBH starts yielding around 4.75-5.00% in the next 6/9 months it’ll be a much better alternative. As far as possible try to remove the currency risk from your investment for the next 2-3 years.

yes, hard to find pure sg

when i m ref to S-reits i ref to ALL reits that are listed on sgx, they MUST at least have a (small) office operating in sg

Recently S-reits celebrated their anniversary, all on SGX listed are invited and thereafter they gave talks or presentations too

During times of crisis be with the big boys (sector leaders) even if their past price performances may not be great. They have better chance to survive.
Second this.(y) They have sponsors with deep pockets and better chance to be the last man standing when SHTF. :)

For investors, can only hope to continue collect dividends and price recover soon.
For price to recover . .
1. interest rates have to fall, which may happen if credit markets start freezing.
2. The underlying currencies have to appreciate vis a vis SGD. This I think is unlikely.

Looks like have to hold the Reits for longer term now and collect dividends.

There's one other factor:
3. Positive rental reversion (leading to higher DPU) - this is likely given the high inflation

Dont think can do anything now, unless you bought at a low price like few years back. Then can get out and switch to bonds.

Where the crash? Other than a handful of reits, the rest are still higher than their average prices in 2020 loh. Crash simi crash...

Yes, however most of this would be negated by the drop in the underlying currencies. And incase of severe recession, positive rental revision will be difficult despite higher inflation.

Good time to buy in some. Just don't buy at one go, buy everytime it drops so that you can average down since we cannot time the bottom.
