What do you think should be the effect on its DPU ? Btw, borrowing are typically in USD or SGD.
yes true abt the borrowing but ..........
it doesnt occur every min and sec like FOREX movements right? ie to say FOREX doesnt impact daily share price
price movements are due to the sentiments and demands of investors

profit and loss/balance sheet reporting is not reported until 1/4 later

For those invested in Reits for dividends as part of retirement plan really sabo big time by Fed.
The situation is bad but describing as "sabo big time" is a bit extreme. Rising interest rates affects most businesses. Even for people who bought investment property to rent out, they are expected to pay higher mortgage rate and that would eat into their rental income. But you would rather have high interest rate than high inflation. Just have to keep calm and hunker down. Make sure the Reits you are holding are well managed and can survive the turmoil.

Won’t sabo by fed laaa

not the first time also

maybe first time increase so much after 10 years.

like someone mentioned the rental can push to tenants and push to consumers

For the past years under low interest rate environment, we know the kind and amount of dividends we are getting. It was a time everyone were getting loans at a low interest rate.

Now with rising interest rates, everyone has to pay more for loans, including businesses who are renting space from the Reit companies.

If recession comes, I am not sure if business can survive the additional rental imposed. If there will be rental increase, it will not be immediate, as there is like a lease agreement currently in place.

yes , a clever and a smart person/biz will sign long term (more so for biz, 5yrs) rent/lease

which is why i dont agree that in this very macro env it is gonna impact ALL
the purpose of "Locking in" is to buy/sell at the "right time"

many been talking abt signing LONG term w Power-generating co.s in sg so as NOT to be affected by surge in elec price, even a small consumer know how to think like that

Unless the agreement is contracted in a way, that it moves up and down w FOREX and i/r movements
Also a smart biz, must hedge it , hedge and hedge

i have never agree that stock prices come tumbling down cos FOREX are moving or i/r are surging!!!!

Daiso is Jp-owned, but they NOT only didnt lower price for us, they up it!
why? cos their products manufactured in china too (imported from China)
CNY is less favourable now, same for Jpy........

5 S-Reits with net institutional and retail inflows in Q3 2022

https://www.businesstimes.com.sg/co...t-institutional-and-retail-inflows-in-q3-2022
THE global Reits sector was among the least performing sectors in the third quarter of 2022, amid a rising interest rates environment. For the quarter, Singapore’s Reits and Property Trusts (S-Reits) sector declined 7 per cent in total returns, slightly outperforming the 10 per cent decline of the broader FTSE EPRA Nareit Developed Index.

Across the sub-sectors, industrial S-Reits saw the least declines, averaging -3 per cent total returns during the quarter, while office S-Reits saw the most declines, averaging -16 per cent total returns.

In terms of net fund flows, the S-Reit sector saw S$360 million of net institutional outflows but received S$504 million of net retail inflows.

There were five S-Reits that received net inflows from both institutional and retail investors. They are CapitaLand Ascendas Reit, Mapletree Pan Asia Commercial Trust, Mapletree Logistics Trust, Lendlease Global Commercial Reit and Digital Core Reit.

CapitaLand Ascendas Reit (CLAR), which was recently renamed from Ascendas Reit, received net inflows of S$25 million and S$8 million from institutional and retail investors respectively.

The Reit noted that while supply chain disruptions, inflation and rising interest rates could have some impact on tenants’ businesses as well as on CLAR’s operating costs, it is optimistic that structural trends such as expansion of logistics capacities by companies and digitalisation of the economy could drive demand for CLAR’s logistics and data centre segments.

Mapletree Pan Asia Commercial Trust (MPACT) received net inflows of S$20 million from institutional investors and S$14 million from retail investors. The Reit is scheduled to announce its first post-merger financial results for H1 2022/2023 on Oct 27, 2022.

Mapletree Logistics Trust (MLT) received net inflows of S$9 million and S$39 million from institutional and retail investors respectively. MLT observed that while the global economic environment remains highly uncertain, overall leasing demand for warehouse space has stayed resilient, supported by domestic consumption, e-commerce and inventory stockpiling.

Lendlease Global Commercial Reit (LReit) received net inflows of S$1 million and S$4 million from institutional and retail investors respectively.

At the end of August, the Reit announced that it has achieved its net-zero carbon target ahead of its original target and was accomplished through various carbon reduction strategies within its Singapore assets.

LReit expects that this will generate net interest savings to its unitholders as the Reit meets sustainability performance targets under its S$960 million of sustainability-linked loans and S$216 million of sustainability-linked derivatives.

Digital Core Reit received net inflows of S$0.2 million from institutional investors and S$2 million from retail investors. The Reit announced its inaugural acquisition since IPO on Sep 22, 2022. The acquisitions will consist of a 25 per cent interest in an institutional quality freehold data centre in Frankfurt, Germany, valued at 558 million euros, and a 90 per cent interest in an institutional quality freehold data centre in Dallas, Texas, valued at US$199 million.

Of course! The compounding never stops. :giggle:

CPF%2Bstatement%2BOct%2B2018.jpg
cant believe so many dumping their reits
A portfolio designed to max capital gains will trigger sell signal for REITS, because REITs can be switched out for other non-dividend stocks.
A portfolio designed to max out income gains may switch to other non-REITS with higher forward yields.

I've sold my FCT because I'm not banking on any recovery of FCT price for the time being, and foreseeing further erosion of DPU based on macro.

Reits prices keep dropping and bonds (risk free) interest rates going up.

The gaps between the dividends and interest are narrowing while reits portfolio getting redder.

Reits really badly hit. Not sure if to exit now with potential for more downside to come as interest hike continues.

Wt. avg YTM for MBH already around 4.25% now . . If the selloff gathers pace should see closer to 5% by the end of the year.

If IG bond etf pays 5% with exposure to quasi sovereigns and bank perps, then why chase REITs for dividend income.

Maybe the potential for capital gains is higher when interest rates drop back?
