Reits dropped like crazy when Fed started aggressively increase interest rate and it was like no bottom.

Now Reits has recovered quite a bit in the still increasing interest rate environment.

Any other stocks like that?

A lot of ppl misunderstood that interest rate up means reits down. I wished the world is so simple.

A gradual rising interest rate coupled with a strong economy is actually good for reits as LL can raise rental rates.

However this time round is quite different. We have steep/parabolic rising interest rate and currently blue chip S-reits is only 5 to 5.5% yield vs 10yr SGS yield of around 2.8%

If high short term rates stay longer than expected, SGS 10yr bond yield will start to rise again to 3.5 to 4%.
That will spell trouble for reits again.

I think the stress test for reits will come if companies are going out of business. For example, if Robinson close down, courts will take over. If courts give up the space, decalthon may take over. No problem because there are some companies that will thrive while some struggle. The issue comes when all struggle, then that is really a crisis. Now not yet.

Currently some sectors are doing well while some are struggling so I guess reits should be okay for now. Until all sectors cannot liao.

Think MooMoo one of the better platforms to buy/sell REITs, can park USD/SGD in MM while you lowball sellers.
