after a lengthy discussion with the family, decided to go for the 904 3br. haha.

fingers crossed for the prices.

The lowest floor may not be the cheapest here. Heard the developers are pricing the low floor units facing the "greenery" at a premium.

Atelier = skip and sell your bukit sembawang shares :o:o
Irwell Hill = questionable. i think it will be a project of "good space utilization" = read: super small size + high psf. from the photos look so bling - like walking into an emirates or etihad airplane :s13::s13:

the best one on offer now maybe admittedly be midtown modern.

Best one now is Midtown Modern but I think Irwell Hill is good too, since Martin Modern is already seeing 3000psf in recent transactions.

The psf terms of Atelier and Midtown Modern seems similar, perhaps different in terms of quantum, efficiency of layout, tenure (LH/FH) and location.

Which would one choose. Midtown Modern seems to have a huge edge though based on the discussions.

There are more cheques collected than the number of units available for the 1 and 2 bedders. The showflat has been busy, similar to what happened at the M. MTM is definitely the hottest new launch right now.
Guessing the avg psf should be around 2.7K referencing Martin Modern recent transactions. It was "ridiculously high" launch price for Martin Modern back then, and currently even more unbelievable for a leasehold property. Will Guoco Midtown see the price appreciation seen in Martin Modern in the future? It should be interesting to see how many of these cheques translate to actual sales.

Iredell hill locality many old launches yet to sold old tho. Mixture of both FH & LH.

Other than RV Altitude, I think the issue w the other 3 is that the unit size is too big hence affordability becomes a concern. Irwell Hill Residences unit size is pretty compact so it might sell? RV Altitude having a discount now from what I see on social media. But still prefer the Bugis locality over that area.

The 3BR compact (861sqft) could be a good proposition for *budget sensitive buyers* that is looking in the area. At 2.5k psf, this is ~$2.2m which can barely get you a 2BR in the same area :)

Actual livability is sad though. CDL has similar layout at Echelon too
