I’ve checked, small units still transact at 3kpsf.
Simi 20+2% discount? How come I smell nothing?

It transacted as high as 3.8k psf for the high floor, bay facing 1BR...

If that was the “20% discounted price”, then they’re saying that the “original price” is 4.7k psf? This must be some real fine wine that I can’t appreciate :o

Apparently Guocoland operate against the norm, instead of increasing price, they reduce the discounts. The transacted price is already the discounted price :s22:

Looks like Guocoland wont price Midtown Modern cheaply, probably similar to Midtown Bay...wait and see in Q4.

The other issue that Cheng has been thinking about is the location of power points within the home. “Typically, because they are on the walls, you will have to drag a cable from the power point to the dining area if you’re working there and need to charge your laptop,” he says. “It’s dangerous because you might trip.” The solution? Power points integrated with the dining space which can be used for work devices and equally, for the hotpot, he adds.

This is more important than the psf that he needs to consider? lol

For 2BR, perhaps 750-850 sqft like Martin Modern? Would investors bite at ~$2.2m (2.6k psf)?

That is $3300psf for the one bedroom units.. now we know why the M is a super value buy.

sizes has already been indicated to be higher to cater to family living needs.

i believe psf will be lower than MB, but maybe higher quantum.

it will likely be priced in a way that wont cannibalise its existing projects.

MB: "lower" quantum, higher psf
MM: higher quantum due to larger sizes, relatively lower psf.

Perhaps. As of now, Duo resale is moving very slowly as there’s a huge mismatch between seller’s ask (pegged to new projects) and buyers trying to lowball :o

What I always learn is when a few nearby projects go head on head, sure got some bled profusely while another kenna bruises :D
