Will there be a lot of difference if my combined salary is $10k versus $12k?
Assume buy resale.

Hi guys, just want to check does being a school loan guarantor affect the HDB loan for BTO eligibility or the credit score?

I tot the Average gross monthly household income for example
Me: Income $6000
Spouse income: $3500

Should be $9500

HDB use 12 month total income divided by 12 months so your bonus, OT also get normalised. So you cannot just add monthly basic to get the amount.

Income use to calculate grant does not include vb or aws.

And SHG is only for 4rm and below in non mature estate.

How u guy decide 3 or 4 room bto
Based on combined income?

bto app is $10.

not sure what u mean by ownself apply. if u have enough details and the relevant payslips shld be no prob if u wan apply in secret lol

I would calculate the income base on now and forecast the same amount for the next few years then how much loan needed and per month affordability as I prefer to pay via cash

If one takes a grant from the government for buying a resale flat, will he be slapped with resale value when he buy a bigger hdb in future or sell his current resale flat?

Someone told me that if you take the grants from HDB for the resale, you not only need to pay the grants with accrued interest when you sell the property. HDB will take a percentage of the selling price. How true is that?

IF you took a housing grant and buy a resale, next time when sell to get a bigger resale. No resale levy impose. Resale levy applicable only if you decide to sell and buy a subsidised flat(BTO, sobf)..

That is not true. All sales proceed after deducting remaining loan would go back into your CPF o/a account(Including grants and all accrued interest). You can then use it for ur next property purchase.

If i don't know what flat to buy, then write how many room flat?

The letter if state 3 room can only be used for 3 room flats?
Cannot apply a letter for 5 room and use it to buy 3 room flats?

apply for HLE after you have submitted your application for a flat.

Regarding this point from HDB
11 Buyers who have previously owned or sold a subsidised housing unit will be considered as second-timers. Second-timer buyers who wish to buy a second subsidised housing unit will have to pay a resale levy. The levy must be paid in one cash lump sum before they can collect keys to a new flat. Flat owners who do not buy a second subsidised flat from the HDB need not pay the resale levy. The amount of resale levy payable will depend on when the flat owners sell their first subsidised flat. If the flat was sold on or after 3 March 2006, the resale levy payable is a fixed amount based on the flat type of the first subsidised flat. Please refer to the table below for information on the amount payable.

If I buy a resale HDB and take the following grants
1. Family Grant
2. Proximity Housing Grant

In future when I upgrade to a bigger resale flat.
Can I still get the Family grant and the Proximity housing grant?
Will I be required to pay the resale levy?

First resale u took both grant. Sold it and brought another resale at market price. No grant again cost the grant u took from the first is still with you after u sell, no resale levy cos the 2nd resale not eligible for grant and is considered as not subsidised flat since purchase at market rate.

if u took ahg/shg before, for ur 2nd house u still can get Proximity Housing Grant (PHG) of $20,000 isn't it? for resale.

cause under the terms it only state Household Status: You have not received the PHG previously.

If first round buy BTO and took both ahg/shg, 2nd round resale likely possible to get proximity. This would be better to confirm with HDB.

In the post i reply to, he mention taking both grants for resales.

It depends on your combined income. Based on the calculator, a combined income of $3,800 should be able to obtain $251K HDB loan.

Monthly payment for loan will be paid by future cpf?

Again, it depends on your income. The monthly repayment will be around $1,140. If the combined income is $3,800 (to meet loan amount requirement) or higher, then yes, the loan can be paid by future CPF. You can opt to repay by Cash+CPF though, not just CPF alone.
