actually jadescape has a very nice product. only concern is that it would be the first project to launch at 16xx-17xx in the immediate area (exclude Bishan's SH and SV), not sure whether can take off.

the area, while not immediately accessible to malls and F&B, is honestly not that bad either. its just one stop area from Bishan, and the thomson F&B area is not too far off. i think people will continue to bite. i personally think there's less oversupply in that JS area, as opposed to the clementi area.

in general, i think parc clematis and jadescape will continue to do well until they raise prices (more).. understand clematis already went through one round, albeit a very slight one

actually i think PE's largest units are still at 16xx-17xx. even for inward pool facing.

Most importantly, it is close to Gryphon School

Hehe y suddenly see so much interest garnered for this project.
When initially launched, not many seems to be interested in this project.

All along got interest. Mr Polar and me interested since day 1 but some keep mocking the china developer.

Actually, why do people expect developers to slash new launch prices ah?

From their point of view, they’d only need to give discount to achieve enough sales for loan disbursement? They still have a long runway to 2022/23, so what’s the rush to clear all units?

Just raise the price and more buyers will come.

I hope when all these developments TOP in 2 years time, the rental market will be hot and vibrant so that these buyers can take on more leverage and buy more properties.

dont think they have increased. but at the rate of sales, wont be surprised that they do soon.

Doesnt seem like there are discounts,prices have increased 2-3% since launch according to Jun transacted prices.

With 70% sold, more interests like what Bro Ni mentioned with OCR stock running down, next round of increase may come soon if economic recovers next year?

Also along with new Bishan BTO, we could possibly see a boost for JS resale some years down the roads after the new flats MOP. If we look at the 2019 URA master plan,there are also new residential areas marked out a short distance at Sin Ming area.

Premium blocks are the ones with the better views, and has a sky terrace.

I’m not sure... but usually residents from one block cannot access another block... if thats the case, then those 2 blocks really would be v premium.

For Stirling Residences, the docs wrote that residents from one block can’t access another. So residents of blk 25 can’t access the south facing sky terraces at L40 of blk 21 & 23.

The lift shown is for the common units access.

Both 5-rm suite and 4-rm suite has it's own private lift access.

Yes, the blocks are oriented N-S facing.
I think poster is referring to the Sky terrace which is an open area, which includes the sweeping view from N-W

Not sure leh.... maybe those 20+ floors on the first 2 blocks facing the hdb got chance.... i still wondering why the "sky garden facing west"... dont remember anything interesting in that direction....
