Btw... what about Clover by the Park? Right in front of Bishan Park, still walkable to MRT and iirc more palatable pricing compared to Sky Vue and Sky Habitat?

How is Clover by the Park walking distance to MRT? It is easily 1km out from Bishan MRT

Across the board.

Jadescape launched at high price and had a poor launch. After that, price started dropping.

Jadescape was on my wish list, in fact the first few development I considered. The sky high launch prices was a turn off

First project that you find prices high. Interesting.

In contrast to others that were reasonably priced back then when I was keen la, moved over to Parc Esta, Stirling Residences and Tre Ver later. One may wish to take a look at these other projects.

Jadescape, Parc Esta, and Stirling are my 3 short-listed projects too. I like Jadescape the most but I am concerned about the quality and if the pricing is reasonable.

Can you share more on your analysis of the pricing leading to your conclusion?

My considerations were as follows
- location (proximity to mrt and mall)
- grandeur/quality of the project
- transformation of that area
- potential upside

I felt that PE/SR finishing was more grand for a similar two bedroom project. Visit the showflat and you can make ur own assessment

Jadescape is located in a better (upper-middle class) neighbourhood with top schools nearby. It will be my first choice.

The location of the other 2 not my cup of tea. One is in old queenstown, the other near geylang.

If jadescape is the lowest priced of all, then no brainer to me. But it is your choice, best to go down on site and see if you like the area AND the residents there.

Have to agree that locale is not bad since I am very familiar with that area. But to add, one thing you have to ask urself is - what is the most important consideration for you? Is it the quality/location/price or others?

Jadescape was my first choice too (in terms of location) since I stay in Bishan,but back then the higher floor (above 10) two bed two bath were above 1.3mil which I could get a two plus study at both SR and PE at similar price. I went for value instead of locale.

Yes Jadescape is all good except that it is by China Developer and north facing the Crematorium.

Even thought more than 60% sold. 40% are mainly the big units!

My personal views after i viewed the 3 showflats last year. I mainly looked at the 2 bedders first all 3 projects.

PE gave me the best impression, quality furnishings, proximity to MRT, the lagoon pool was well designed, good quantum and psf. The grandeur is definitely there, however both the roads beside PE is quite heavy traffic. Layout functional, maintenance 190 for 2BR

SR was good in proximity to MRT, probably slightly further as compared to PE, but the road is tranquil and away from the buzz of the main road; good if you like quiet. Furnishings wise cannot be compared to PE, facilities wise slightly better offerings but the lagoon pool design PE still wins. The design of the 3 skyscraper is well thought and looks sleek. Layout functional, maintenance 240 for 2BR

I viewed JS last and I didn’t get the same ohm when looking at their showroom. Locale wise is really near to MRT and at that time the quantum / psf wasn’t so comparative to PE or SR. Layout slightly poorer as compared to other 2, maintenance higher than 240 for 2BR can’t remember exact

JS whole stack on 5BR facing north-west side were bought by investors from THAT country:s8::s8:

Well, very seldom investor will buy 5br for investment especially at that location. Absd will kill them first. Of course, hopefully they buy the 5br for washing $!

I heard is a group of like 10-15 investors from THAT country
Bought up nearly a whole stack of 5BR 10-15 units from TOP down

We all know THAT country people very rich and they like giant size flats
