layout for WLR... really can not take it, too small, 5XX sqft gives you 2 bedder...
Uptown @ Farrer can give you 3BR at 700 sqft 😁

lololol... going to be like hong kong already... recently i watch hong kong unit layout in the new launch, realize its quite similar, should be singapore is learning from hong kong? haha

just received update, forett will be increasing price by 3% !!!
they really out to fleece all the buyers at sidelines

forett action and bid for JAL is self reinforcing and a vicious cycle, developers see forett raise price will up bid for tender, forett see record winning bid will up price further

ya, but if government can really put effort to redevelop BW area, then will be good for everyone

yea but here alot people already shooting down D21 saying its too expensive and challenging price of CCR...forett price now can buy a resale in somerset already FH, like espada, illuminaire, devonshire residences.

people for various reasons may not want to stay near town.
schools n parents for example...
u can't put a price to that.
i overpaid for my place for other reasons.

Actually space not too bad if buyer can accept it as 2+study or just make it a 2 bedroom. If you can shift kitchen into bedroom 3, u get decent kitchen with super ventilation and use balcony outside room 3 as drying area. The existing living and dining will be spacious once kitchen moved away!

yea but at 2.2K PSF, forett is really out to make a killing. hopefully those who buy at 2.2k can exit profitably on TOP

ya but some people like myself buy for own stay.
even if i lose 200k over 7yrs i am ok. i take it as rental. different perspective...

Singaporeans love to mix home and investment.

Actually its a very efficient layout, considering how almost all dead space is effectively utilised and like you said the 2nd balcony serves doubly as a yard, but people looking for a 3BR might still find it hard to accept that 3BR are this small

This is the mindset of many ppl who bought new launch at sky high prices today too. Some others also posted. But I don’t think this mindset is entirely right.

Even for own stay, who would want to see their property loss money after holding on for so many years. Very Strange mindset :o

actually i have never seen a 3 bedder with 700 sf, usually its max 2 BR. 2 person stay inside a 700sf already very cramped, cant imagine 3 pax

i also think its a strange mindset, reason for owning a property is to improve quality of life and own an asset to preserve wealth, if i want to consider it as part of opex, i will rent directly for $5K a month and pay mortgage for the owner

If an asset will depreciate 200K over 10 years, then its no longer an asset, but a liability, because you incur capex and opex for smtg which depreciates overtime and is non cash flow generating. Sounds familiar? yes thats the car we are driving.

its weird ppl view their house as an asset yet willing to take loss as 'rent' over a period of years.
