amk was expected to hit 900 psf, but closed at 1.1k psf. i am also very curious how this will end up, the dual envelope concept may set a price ceiling since tender is awarded to devleoper with best concept (followed by bid) and not highest bidder upfront.

i am projecting 1.3-1.4k and expect launch at $2.2k-2.4k psf because this is a mixed development like sengkang grand, Pasir ris 8 and all integrated dev have crazy launch prices, if pasir ris 8 can launch at $1.9k, BW has to launch higher due to RCR tag.

Linq being FH was sold out in a week at $2.2k psf on a 50k land area..this jalan anak bukit is 7x larger at 350k sf so facilities and amenities are better..i wont be suprised if they launch above $2.2K if they come out with a award winning concept.

this will be a very interesting site to watch. in fact if they launch below $2k psf i will be getting one myself, LH and FH aside, how can this pale in comparison to LINQ?

it's literally beside the MRT, URA master plan, good schools, poly, good food, near hawker, beside D10, near highest hill in singapore.
just no merlion, casino...

Also wondering which developers will win the bid, I think should be two big developers joint
why you so interested :), hopefully got chance to launch below 2k psf. worth registering for vvvip if thats the case. If verdale 1km away can sell $1800 psf..this project worth monitoring

ya if price right can consider mah ;) , so need to see which developer as well

i notice high end brand name developers will build in a premium due to track record, if wingtai, cdl or capland won the jv bid, the prices going to be crazy, though i hope a mid-tier developer can win the site, but its likely to be a JV between a few goliath

no way will this be launched below 2k.
simply no way.....if so, better sell amk buy this... lol

but most people projecting $1200 psf, so if thats the winning bid it will launch below 2k.

if launch above 2k, then winning bid likely will be min 1.3k and up.

if its a brand name developer like CDL plus capland JV, got chance to hit 2.5K at launch..look at their prized project hau on handy and canninghill

pasiris8 those kind of place, also can launch 1.7k...below 2k i think the showroom will not be able to to accommodate the crowd.. maybe don't even need showroom. haha

if really below 2k, i will try to find names for balloting, usually the price is not revealed till day of vvip, so give blank cheques also no use.

personally i think the site has potential to launch >$2.3K..because its prime of prime in BW..right next to rail corridor, PIE and bt timah road, in between ntuc finest and giant..beside bt timah food centre and mrt...near schools, integrated development etc. The land plot is much better than linq, forett and daintree.

exactly... 1.999k is a steal

markets has since ran up like nobody business.

i think 1250psf is outdated.
even 1300 may not get.

I revised my forecast to be minimum 1400psf. launch price 2400psf

UOL won the AMK GLS bidding, CDL may need to catch up on this one, and capitaland recently is quiet quiet too, let s wait and see the final result
