24xx psf average is a good price for J’den given current market pricing.

What I do not like is the layout. Especially so as this is not a GLS where there are certain PPVC requirements.

1+S smallest is 624sqft. Could have been a 2b1b.

2b1b smallest is 710sqft. There are very good 2b2b layouts at around 660sqft.

2b2b plus study smallest 818sqft. This is ok but why put the study room in between master bedroom and toilet ?!

3b2b smallest is 1184sqft. There are many very good 3b2b compact at 900sqft.

Despite the large sqft, all 1b & 2b have kitchen along the corridor instead of it being at a separate corner.

psf pricing without looking at layout looks attractive, but no longer attractive after looking at the layout.

Most of the units will likely be tenanted out and no tenants will pay more for long corridors.

And maintenance fees wouldn’t be cheap

look at NP…one u tuber ‘expert’ who bought did an analysis to say it is the most palatable rcr and forgot all the other factors in his analysis
