I reckon most of the investors in this place are probably looking to flip right after TOP so that they don't have to care about such concerns although it's still a risky move since more details about the developments for all 3 plots may be released by the winning bidder by then.

To be fair if Botany and Myst in Dairy farm and some ulu Bt Panjang already $2-2.2K, JE which is 2nd CBD at 2.5k is very reasonable. The gap between Jurong Gateway and new launch is 10-20%, but just look at the gap for D23.

Location big difference wor. Lake garden there has nothing sia. Anyway CapitaLand has no 5 year ABSD limit. Can sell slower if they want

Jurong gateway already near 2K PSF, Jden is new with fresh lease, somemore location is arguably better with direct access to bus interchange and mall with mixed commerical shops on L1. If this sell at average $2.1-2.2k sure queue like no tomorrow

I will turn it the other way round and say if lake garden can sell 35% at 2.1k in few mths in Taman Jurong, why will Jden launch at similar

If you know new launch tactic, means you add 200 to new launch pricing, especially for high in demand new launch

Just go see one North at Eden. Advertise at 1700 psf, end up smelly smelly 1900 psf for units below 3 bed room with only the units with good pricing for vvip which all snatched up in day 1 or by single digit ballot. I followed this one closely as I was v interested - you can see all other new launch that is high in demand also (i.e. Blossoms, Amo etc.)

Jayden will be no different. Low price will be snapped up by vvip or agent or developer kaki or something. 2.1k psf when the recent transacted nearby is near 2k psf? Don't think they that dumb

No free parking lah.. You have to park at the CINTECH or GENEO car parks and walk a distance. They barricaded off the parking area in front of the showflat.
