Grand Dunman say their opening weekend got 10,000 visitors but the feel on the ground nowhere near J'den. Literally the whole science park no parking space. The queue for 2BR is like more than 30mins.

Agents like to call it VVIP but basically it just means the showflat is now open to public for viewing before the launch If you are interested to drop cheque then better go within this week

Abit on the fence for this project. With that price can get a place way much closer to Central area such that the so-called 4 mrt connectivity is not going to be a benefit. No point having connectivity if you are still going to be so damn far from central area.

Jurong East is also damn chaotic and disorganized. It’s not city area type of bustling activities. It’s mass market noisy neighbourhood, bad traffic and lots of odd job workers type of noise+chaos.

Plus the roads in front of the development is narrow with massive jams during peak hours. Good luck to those who drive or take Grab. You’ll be stuck in traffic for a good amount of time.

Lake Garden is much further away but environment looks more serene and peaceful.

Most are buying for investment and not for own-stay.

The tenant profile will be those who do not drive and work in Jurong area. Quite a large pool.

for those own-stay buyers, they do not drive and likely also work in Jurong or Buona Vista/One North area and wholly rely on MRT for transport.

There is a clear pool of demand for tenants and for own-stay.

I agree LakeGarden is much more “liveable” and pleasant to be in, and it attracts a larger % of own stay buyers

If buy liao everybody says good, if never buy, everybody says bad, all come down to vested interest. Those who bought are those who want to ride on so-called transformation in an area with no oversupply. I also like lakeside and chinese garden, but knowing taman jurong and the high premium of Lakegarden vs resale nearby, there are no profits to be made unlike Jden at low $2000. Only downside is no top schools
