So Jgateway launched 11years ago, with hsr plans, cbd2 masterplan & white sites all priced in.. avg psf was 1.4-1.7 k psf

fast forward today, J’den becomes 2.2 - 2.7k psf.

Future 10 years later really can reach 3 - 3.5K psf?… I’m hesitant and think it’s crazy for JE.

luckily I m still around to watch the real answer by then.

again, JG and JD are not Apple for Apple…

one is a smaller development with NO full condo facilities…

that makes the sales results all the more amazing and worth applauding


my estimate is that prices have doubled in 11 years or about 7% annualised

(cross reference: Whistler has appreciated about 35 to 40% in 3-4 years)

Only when u bot in 2000s then able to 2x in 11years lah. (I think 70s even more explosive growth)

But also depends on what u bot….cui Reflections js barely breakeven for most units since launch whahaha

J gateway average 1500psf in 2013 and now 1950psf exactly 10 years later…..30% in 10years very average lor

Thats provided yr nett yield + annual cap gains > than rate of borrowing cost

*i always use 8 months of rental to calculate nett yield (conservative)
I agree with this.

Right now net yield seems to be lower than borrowing costs on an all in basis. So that means anticipated annual capital gains higher even though economical growth is muted and nearly every country is anticipating lower growth and other developed markets real estate all slowing down?

If one bought in 90’s and didn’t make 1m when exiting today.. fair enough can laugh at them. But nowadays it’s fair to say almost impossible for new launch buyers.

Capital gains means they think jurong will hit 2.8k/2.9k psf in 5 years? That means rcr hit 3k++?

Rental cannot fully cover the principal and interest anymore (much less the maintence costs and ancillary costs) whereas fixed income investments can give 4% fixed yearly.

Whatever lah, end of the day sinkies too rich.
I kid you not. Last time I look at East Coast property, people say 1.2k psf, so expensive, who will buy next time? How to exit at 1.6k psf

whatever lah, end of the day you make your own investment decision but make sure you consider how asset inflate against cash

1990s and today very different la. During that time how many has degree? 2023, degree is common. 2043 probably everyone has a master degree. The way we earn money also different. 1990s only the boss is rich. They earn that 3-5% middle man work and take everything. Paying his stuff peanuts. Today the job is different. Like Apple, how many rich staff through employee stock options etc….

Human is like that one la. Every clown can understand history but none can apply forward looking. Don’t believe? If one day got Time Machine, send all of us back to 1980s, all still scare this and scare that. Haha

But back then you can compare to HK. Now, compare to HK and NYC and Tokyo all their residential real estate slowing down. London/Australia also slowing down, only sg is on a rocket ship. We still have a bit of room to go before reaching those levels, but have to discount a bit because got Hdb and a lot of public housing. But when does it become unreasonable? 3k psf for ocr is around HK level already and you see how even they can't sustain it for.

Love the bull talk… stocks market and crypto also rebounding. Govts have done well… barely a year of slowdown for markets and 0 slowdown for property in SG…
