got this message from my agent who apparently got it from the IC:

"1 bed and 2 bed room classic can be up to $2,800 psf" Please manage buyers expectation accordingly"

also told us to not have high hopes based on $2,100 to $2,200psf as its bound to be oversubscribed and that we should aim for $2,300 to $2,500psf


siao!!!!!!! so turned-off haha

2.8k psf!? I’ll rather go for Martin Modern and be the “upside” of the new launch buyers lol, at least it’s a better product

(jking I won’t do that)

I don’t think CEL is so insensitive to launch 2500-2800psf.
Pullman’s data already shown epic failure for their sales and there’s no reason why CEL wants to follow its footstep.
They probably spread a bit of rumour stating a higher price tag and during the actual launch day when the average price goes back to 2350psf, many will psychologically think it’s cheap and start to buy.

Think Polar mentioned 2.8k psf before :s13: , jokingly said i'll be staying at home then if prices really comes out at that kind of psf

usually when i random blurb out say anything it'll come true,that's prophet mode.:D:D
other times i think too long then say would get opposite result that's lighthouse mode:o:o

Quite unlikely it would be 2.8k else Pullman Res would see good take up rate upon the launch of Kopar, and if they intended to launch at 2.8k they wouldn’t market it from 21xxpsf that’s too big a margin of difference.

Would expect majority of units to transact between 23xx-25xxpsf instead.

If Kopar launches at 2.8k psf and performs poorly, it doesn't automatically convert to Pullman. It could also mean that the market isn't ready to accept that price today, and both projects will suffer

But ya la, most units should still transact at 2.35-2.5k psf if they even sell....

im hearing now that Kopar might launch early (even for 1-3 BR)..

original launch is suppose to be slated for Good Fri/Sat weekend

Yup, cheque submission for 1st batch of buyers will most likely be cut off after this weekend. Balloting was supposed to be on 11Apr (it still hasn't been officially announced/changed, but they've been hinting otherwise since last week)


With the Covid situation ongoing without any end in sight, developer wont be able to postpone until everyone has viewed the SF. That's why i mentioned preparing early, units may be released anytime :D

is it more of a case that they have gauged demand properly (and assessed good demand for 1-3 BR)? or is it more of being afraid that demand will be weak and thus want to hype up further.

my guess is that they'll want to complete the first wave of buyers before the situation worsens, (lockdown etc) at least 30%(assuming it'll at least reach/better OLA's performance) will be sold off then they can relax abit


demand is good tho(based on cheques), may have also contributed towards the confidence to cut off earlier than stipulated time

but the dropping of cheques may just suggest that everyone don't want to lose out IF the prices are right. and IF the prices are not, then could alas amount to poor sales too.

for sure, with how experienced devs are, they'll have thought of it as well and price according to their calculations. Which im not sure how and what formula are they using haha. We'll just have to see when it's released

from PM Lee's update: it seems construction and showflat projects cant be considered an essential service. so they will be closed from next week.

no wonder the hearsay that they are trying to launch kopar asap.

makes sense now

It seems Kopar launch would be delayed already for at least one month, could be good for both developers and buyers.
