feel a bit wasted that i didnt get #05-13.. now a bit itchy..

toyed with the idea of #04-13 but parents now no longer support because of "#04"

Property is about buying at a good price regardless of the product.

Both The M and Kopar has its potential in different way; just that Kopar is unfortunate to launch at current sentiment, else imo u would not get 22xxpsf for a low quantum sized unit premium pool facing, at least 2350psf up.

It’s a nice area. Tranquil and stuff. But I think it’s more suitable for own stay and if people have school going children...

accessibility to MRT is really good for that.. 1 min walk max i think...

but also priced accordingly :D

As mentioned, Kopar and the M is a safer buy than FAR, for buyers who enter at 22-23xxpsf at Kopar, would definitely make profit imo, for small units.

If buying for myself, then I’ll stick to my favourite McGriddles

If mass da-bao for others, then ya la I’ll pick the cheapest items out there

05-13 is better than 11-03

11-03 is not high enough to have an unblock view, thus 05-13 has pool view which would be better and 22xxpsf.

Think available / remaining stack 13 now should be 2450psf easily
Unless those #2 or #4

Like what others said, I think 4th ave is a no-go.. it's charged at quite a significant premium even over surrounding freehold. It's takeup rate also reflects that and even agents (pre-covid) don't recommend it.

It’s ok to discuss related projects in same district despite the thread is meant for kopar so that everyone can make informed decision whether kopar is still worth buying and at what psf range it is considered acceptable compared to surrounding projects.

i'm guessing Atelier will launch at $25xx to $26xx psf?

looking at OPB too. i'm not a brat but somehow i end up keep focusing on CCR projects only..

Have you gone to OPB SF? I only visited the 1BR, I went about a month ago and it was really quiet - I was the only prospective buyer there. But that meant that the agent could take me around and I was able to touch and feel the furnishing. If you’re buying for own stay, I’d say this is something worth considering. Although the price point is high (to me). :s13: I really like it.

i'm looking at projects around the 1.5-16m quantum area. likely to be for investment though.

how much is the psf for a decent view?

It depends on how you define decent. Anyhow I think OPB is more RCR than CCR, if that matters to you...
