#04-03 apparently bounced... one of the lowest quantums 2b2b below S$1.5mio (2.1k psf) thought very good location and very good rental yield (potentially?)

even if staring at atelier's butt potentially :D

Kopar two bedder can rent $4k-$4.5k? If so good rental yield for those two bedder below $1.5mil

I still think Kopar is a good buy for those looking for bukit timah.. Atelier looks expensive no?
Comparing against a bad project (Atelier) doesn’t mean the other (Kopar) is better.

Kopar was interesting for the lower quantum units (<2.2k psf). However, it gets questionable whether one should pay beyond that for higher floor/pool-facing (which are not great for this project).

Yup, the greater the awareness, the greater the hype, the higher chance of selling something. Same for resale, if the project is in an area of constant focus, likely it'll continue to do well too (as long as negative traits don't outweigh the pros).

Tiagong Kopar comm increased to 3.1% :o

unfortunately...many agents would just push buyers to projects that pay better commission, whether it is a better project or not, or suitable for buyer.

Kopar at 3% isn’t the most aggressive I believe. Some projects which show exceptional launch take up recently tiagong offer same or more from day 1. :LOL:

If it's from day 1, why not just set the selling price lower? Buyers can self-convince themselves to buy some more haha

The developers are all part of the association - REDAS. It is open secret they have made internal agreements to maintain high selling prices and not undercut one another. This also prevents them from making losses from high land bids like the one at AMK. They rather give the benefit to agents than buyers.

Perhaps 1 day CASE should look into this anti-competitive behavior.

Unfortunately the toothless organisation isn’t able to do much. There are agents who do place clients interest above the monetary incentives. But sad to say I haven’t met many.

They won’t want to start undercutting each other.
And so far, rich sinkies more than happy to take max loan and buy at developer's asking price. So discount for what!? :p

Developers and agents say construction and land cost rising, prices cannot be lower, but yet they are secretly laughing to the bank. :ROFLMAO:
