Wonder will it be launch in Q2 or Q3 2020?

Will be an interesting launch for Kopar, Sims Drive & Pasir Ris. All eyes on these GLS launches.

Yes bro, gut sense tells me all three would be good buy.

My guess on the prices-

Kopar- avg $2300psf
Pasir Ris (integrates dev)- avg $1600psf
Sim Drive- avg $1550psf

Let’s guess the price 😂

For Kopar, I’m guessing 1.9k psf (noisy BT road facing) to 2,400 (inner pool facing) for an average of 2.1k psf.

You’d start to see agents marketing “CCR below 2k psf and RCR prices!!!” soon enough

Good guess. Same sentiment. Now u slowly can think like developer already once u in this property game.
But developer may price a few outlier/lousy facing units lower to get public attention. Same sales stunt like WLR.

What about District 9 at District 13 price? :s21:

Agree. Let say if I bought a unit $1000psf 10 years ago and now my neighbors sold at $2000psf, i also won’t sell $1700psf lor :)

Dont understand why a developer would sell a condo cheap just because they bought the land cheap... The developer would just compare how much neighbouring condos are selling and then add a premium to this new launch

Agree. Let say if I bought a unit $1000psf 10 years ago and now my neighbors sold at $2000psf, i also won’t sell $1700psf lor :)

Only worry is that CEL engaged ADPP Architects for this project (e.g. Martin Modern), so not sure how the cost will stack up. Coincidentally, their land costs was similar

The facade of the showflat seems v premium (full height glass facade) compared to the M 😂 so ya, shall see.

District 9 ma... worth to pay for it.
For comparison, Sixth Avenue price already so high...

Don’t compare to the M leh :( I think they realise the building depreciation is gonna be high with so many tenants, so no point trying to make it grand in the first place

No leh. Wingtai could have built a different product at the M given its prime location but they chose to build sth simple and price is lower. If u look at Newton, Kopar competitors at like Pullman Residneces 3000psf bht damn highclass, Kopar jus have to be premium and price it 2400Psf to sell la.

Sunnycasa rightly pointed out below. It’s like budget hotel or backpackers cafe in Bugis location end up still will hve tourist staying there.

Btw Pullman dropped prices recently (starting 2.7k psf now), but still no takers so they are likely to relaunch in May
