Just a thought — If Kopar ends up at 2.4k average psf, how should we compare it against One Pearl Bank? Does the CCR status make it more worthwhile still?

One pearl bank is located in RCR, but Kopar is CCR.
So in that aspect it makes a difference as CCR properties as deemed to be more “attas”. Of cos, one has to weigh his own preference and make a choice.

Honestly kopar though in CCR, is not located at the most prime area of D9.
If priced too high, it will still end up with many unsold units.

Recently, I noticed D9 has lost its shine compared to D7.

Yep that’s the concern. Some of the Newton projects seem to trail behind other CCR developments over the past few years.

Agreed on this. Always like D7 more, if not most.

Personally favour, D7,D1 and D2 over D9/10/11, so it’s also a matter of personal preference.

An interesting article, I come by about the avg psf in different district, the most expensive districts to live in are 1,2,9 but I think in time to come it would be 7,1,2

First, it is not that near mrt, pullman is right opposite the same mrt and the sale is absymal.

Second, LH in a predominently FH area.

Thirdly, "Kopar", seriously? This is rich man area, you don't get a high SES boasting he bought "Kopar".

Then you need to see how they market this. If they do it mass market then it's all over for them. If they market it as a high end posh development, i seriously doubt any rich man will buy it over say pullman.

End of the day, I think people are aiming it because they think it will be "cheap", but imo it is a not here not there development. A "cheap" LH in a rich man area just don't cut it.

My opinions only.

Hype will be there if they launch at 2.1k psf, but it seems unlikely the case

Why do u say so?

I was thought FAR was quite well designed, but of cos it’s in an attas area where prices are expensive.

Preview's on 28 March. Will be heading down to the showroom on thurs(12 Mar), shall see if the site and floor plans are out by then!
