Hahaha such an opportunist BUT I say that with all the best intentions. If only one could find a place that is affordable, attractive location wise, decent maintenance fees, yet not “old”.

CBD / resale wise, I was considering Icon but there are “but”s. Sorry to detract from Kopar. I feel CBD got good take up rate for tenancy purely based on what I see. I have colleagues staying there although they’re in their late 20s - early 30s... :s22:

I used to rent around that area, hence I track the numbers more

Icon is a good, full facility development. While the rental yield is attractive, the “leasehold clock” (17-yr since land award) is starting to tick and you may find it extremely difficult to find a next buyer.

Atas lei that area :s13: I work nearby. Hahaha. Yup I went to do some viewings there but it is 99y and it’s been there for a while (excuse the noob description). So it is a bit of a concern. And there are around 700 units! Nice chill vibes la. Then again almost anywhere can be nice and chill if one pays for it.

I actually met a tenant who was probably my age or even younger. Wah $3.2k / month!!! :s22: :s22:

Just curious, the typical payment method is thru GIRO, cheque or cc quarterly?

I pay by bank transfer in my current condo. Easier and less hassle. Just put your Blk and unit numbers in the remarks column.
Other methods can be paid by Cheque as well.

I guess I’ve already been reading up over the last 6-9 months, so should have learnt a little from here and there?

Ya it’s a nicer place to live in within the CBD, with a lot of nice food/cafe around. Most importantly, can run to office within 5-10 mins :D

In contrast, Sail / Marina One is very dead over the weekend...

[My two cents]

Went down earlier today. TBH not very impressed with the facilities to warrant the $480/mo MCST fees (facade is unique but not impressive?)

Only reason to be interested is that it prices more competitively than 4th Ave and Pullman. Still threw in a cheque, just in case prices turn out better than expected (no more than 2.2k psf)

Apparently they have concierge service and probably explained the high MCST fee.
Is this concierge interesting?
I rather pay Lower fee without it. But agents was selling it like crazy how they can help you with your luggage and reservations of clubhouse and Organization of events blah blah

For me; not really. You'll still have to pay for most of the services(would be VERY attractive if the massages/spas etc are free)

for me i feel that i'll most likely only be enjoying the towels for after swimming/gym and free all day refreshment

Agree. we need more practical facilities.

I thought concierge service is only for the first year? Then MCST will take over and decide if they want to continue (perhaps kill and lower fees?)

Nearby development with lower psf fall into two buckets
(i) Significantly bigger unit size, so quantum is higher for each BR type
(ii) Boutique condos with very limited facilities that don’t appeal to tenants

The penthouse is 3305sqf huge!
$7.88m at $2,384psf!
Properties are indeed resilient even in current times.

Even those mega projects launched in 2018/2019 are picking up in sales
1) jadescape 60%
2) Parc Esta 83%
3 affinity 67%
4) riverfront 86%
5) Stirling 76%
6) even treasure is near 50% sold

Have been observing property trend for past 15 years already, damn resilient.
