thanks..

looking at stack 13.. hopefully wont be too steeply priced up from.. although im not too hopeful given its good pool view and away from the noise from bukit timah road

2bdr deluxe start at about 1.5m, premium stack low floor would probably be good to buffer 1.6x m.

that would be put it near 2400psf.. will just have to set my own limits and be calm and walk away if upper limits reached..

What about stack 3? Don’t seems popular.

Stack 17 8 have nice orchard facing but will be noisy and have some west sun

but assuming stack 13 goes for around 23xx-24xx psf, i wonder if by TOP time it can fetch 26xx and above for resale?

what ya guys think

I’d look at Martin Modern which is selling at 2.6k psf but at a very slow pace. Arguably, MM is a better product with location (RQ), developer (Guoco) and TOP shortage in 2021. However, Kopar is newer by 3 years

Another point is Pullman, which is averaging 3k psf but hardly any takers. If you take a 15% LH discount, the equivalent 2.6k psf would unlikely have much takers unlike you feel Kopar > Pullman as a product

With all of the above, you must also assume that the market in 3 years time will be at least the same/better than today. Then, all property prices will rally anyway.

Are you confident given the supply glut? If govt decides to reverse cooling measures then don’t blame me ah

#02-03 that’s probably the cheapest 2b deluxe
Facing main gate
Irritating when developer don’t void them and start at higher floor

i think for stack 17 if you go high enough to rise above the traffic from the BT road and flyover then it might be okay. not sure how they will price that.. (probably from 10th floor and above)

probably above applies for stack 08 too.

In such cases when the buyer can buy such a PH readily, most cases they should already have an agent they’re familiar with? Just my two cents. I was telling my mum the same thing. :s13:

I don’t like the integrated fridge lol...

Yup for those buying PHs they’ll most likely have contacts



Will that contact help them save money? 🤔 hmmm
But then again if they’re buying PH maybe they won’t even want discounts (they like it expensive, if cheap maybe don’t want already haha)
