think of it as #04-44 of the 4th (avenue) = 04-44-4th = 8+8

All bad la.

Imagine when you are in a foul mode and you return home and see your house number all 4 4 4, how will you feel? You don't even feel like adding up.

Even if you can convince yourself it's an 8 when you add up, other people who see your unit numbers also may not like 4 4 4 unless Indians.

scratch the number off the door and replace with #08-08 :s12:

all i know is the appointment slots fully taken up.. from last wednesday till this sunday

Is the architecture of KOPAR really that impressive?

After taking a look at the fairly new surrounding resales closest to MRT, my rating on KOPAR is "hold". Those condos are also Freehold and have premium address... not 99 year with unsophisticated address... proceed with caution. I personally will go for the resales.

Architecture? Nah so so. I like Pearl Bank more =:p

I will go for pearl bank. Since you work at downtown, it is better for you too.

Capitaland developer and not HDB developer. :) But sales not so strong?

Sales aren’t so strong. You are right. I don’t see agents offering legit price discounts either. 99.co got some listings below $1m? All BS. I’ve contacted them and they either tell me - oh, sold. Or, sorry this one isn’t available, are you keen to look at others? Come on don’t waste my time.

Yknw the OPB interior is also quite nice. Admittedly I haven’t looked at many SF... but it is nicer than Kopar’s. I like the theme.

Agree, and their average asking of 2.35k psf just doesnt make sense for that kind of product.

But there will be buyers who go for the “low quantum in CCR!!!” argument

You mentioned that you near the sail in the PM, sorry I too lazy to reply. Busy studying and watching the markets.

Yeah I heard, this week work from home has been scaled up. Banks mostly just leaving the traders behind in office.

Fair enough. Hehe. Ya. It is ok, you’ve shared your views on Kopar here which is helpful. Thank you. I appreciate people’s bearish views on any property that I consider. Because online reviews and agents will, most of the time, talk abt the positives. So it’s good to have other considerations. :s13:

Try the lower floors? Kopar one-bedder also above $1m. Rental interest in one pearl bank should be strong given is iconic design.
They tell me 12th floor ~$1.08m is cheapest alr (at that point in time). And this is for a studio 431 sqft. I am waiting for price to drop. Haha ok we better don’t diverge from kopar... 😅😅

Facilities wise, Kopar looks more grand (practicality is another issue). I think the chandeliers(?) look a bit over the top but that’s just me. It looks like Changi’s kinetic rain :s22:

#12-03 | 431sf | $1,083,000 still avail.

Maybe level 10 taken. Level 12-14 still avail.
Level 15 was sold for $1.087mil based on 99.co.

On a side note #12-03 is higher as compared to neighbour #12-02. They price stack 2 & 3 same same le back then.
