i just checked squarefoot last 6 months' transaction: lowest 1615psf, highest 1949 the rest high 17xx/18xx


its already painted haha


How do yall find kopar's surrounding condo's performance tho? i find it quite scary tbh, can't tell what'll be a hit/miss over there. Nope 02-13's available

I’m not impressed of kopar’s surrounding condos’ performance either.
So I’m trying to tell him don’t be too depress missing out 05-03.

You must have confused me with others, calling some new launches overpriced does not = “shouting for crash”. Crash also zero income rn, how to buy? Hope crash or even -10% does not come if not you will owe many people here an explanation.

I have a recent research report for institutional/ private bank clients only that I wish I could share. But it does estimate a dip in the next 2 quarters with a possible recovery in Q4, base case. That said, I do understand some people may want to secure their choice units with a particular facing so by all means. But for anyone else, the clear strategy is to hold out.

As another expert has mentioned, it’s your money so do what you like. IDC.

Midtown may be 200psf more than M. Then may not worth a few step closer to mrt

This depends on the overall product, if it’s more luxe than the M which I reckon it would be, and I think there’s an underpass link to the upcoming Midtown Bay.

Not saying all projects are good that’s for sure, but there are many decent projects in current market, just see Mr Ni example earlier, the M 1+study bounce out unit one floor up 120k diff w 11k price diff from launch snapped up within 24hours.

I personally like the suntec/bugis area but it’s still a relatively new area for residential projects so not easy to compare or evaluate prices. I would get a unit there for own stay (but not M) next time after I start work.

I read somewhere that UOL may be redeveloping marina square with a residential component so let’s look forward to that.

marina square residence..? its gonna cost a bomb man. near all the 5* hotels like RC and MO

Try the high floor, MBS facing :) I think UOL’s plan is not finalized yet though

Another high profile mixed development would be Liang’s Court by CDL/Capitaland

Looks like the rushed approach didnt work (kopar) time for discounts for 4/5bedders and high floors


in between dover and clementi, not close to either i think (clavon)
