The first buyer bought at 3mil plus, sell it to second buyer at 4mil plus, then second buyer sell to 3rd buyer back to 3mil plus again.

This is a good example showing not all resale are always profitable than buying new launch of timing and entry price not right. In this case, obviously the 3rd buyer get it cheap and The 2nd buyer who pay for 4mil plus lugi. Of coz, the 2nd buyer may have compelling reason to sell at a 1 mil loss.

By right, the 99.co shld also show transaction of 2013 as well and sold 3 times instead. Sold 1 time is dev to 1st owner, sold 2 times is 1st owner to 2nd owner, sold 3rd time is 2nd owner to 3rd owner. Might be some bug

No bro. 2018 owner is the first owner, bought balance units from developer. Developer increased the price. 2020 transaction is Resale. Hence second owner.

In this case, buying new launch doesn’t mean sure earn.

No bug. It’s only 2 owners. First owner bought at 4.1mil, second owner 3.1mil.

Always have the impression duo was 100% sold during 2013.
Based on bro 1993 data, this buyer pay 350k more than those existing buyers who bought in 2013. (Based on 1 floor higher/lower price tag)

For the 2nd buyer to sell within two years, very high chance due to finance issues and not forgetting the SSD incurred.

#44-15 seems like a depressed sale

#32-15 is sold at 700k more expensive in Oct19.

Basically the first owner got screwed by buying balance units 5 years later from developer who has raised price to mark against market.

Kazanah did the same thing at Marina One also. 1BR went as high as 1.9m, before slashing price to 1.6-1.7m within a year (still developer sale)

Nope Duo has remaining units but the larger types. Also, Kazanah offered 24m deferred payment scheme

Hehe in current climate, maybe can check with Kazanah again, maybe got chance to slash price from 1.6 to 1.2m. Better than buying kopar right? :D

Haha if really cut to $1.2m now can buy alr.
Marina One Residences smallest one bedroom is 689sqft that would work out to be only 1741psf bargain buy to the max, new launch in CCR.

Thanks for sharing. That’s 20% sales avg $2350psf- Congrats to those who got choice units at $22xxpsf!

Quite decent in my opinion as the scramble to launch was only decided at 5pm on Friday, cheque cut off 9plus and boom and immediately launched next day.

Congrats.

Now please follow the rules, stay indoors, wash your hands put on your masks when outdoors and stop the spread virus if you want developer to maintain or hike up prices in May!

Yeah! Let’s all be #sociallyresponsible and stay safe!

Steep price hike not likely but incremental one maybe when 50% sold or when The Atelier launches if the difference in price is huge then perhaps.

New launch are being pushed back too so the next new launch perhaps would be in Jul/Aug I guess, hoping market sentiments are much better then!

Q - Backing out after ballot/confirming means that they will lose 1.25%?
