The train is really far away. Might limit rental opportunities - to those expats who are driving. But I think this is a mega project with two blockbuster developers (MCL and CDL?)

BTW, is NOT CDL, but Yanlord Land, china developer.

Ah, I vaguely recall while driving past the area. So it's MCL and Yanlord. The latter is trying to take control of UE. Interestingly I am involved in both. Both a unit from the former and bought shares of the latter.

Anyway back to this project, its right beside de leedon which already soaked up many rentals. The biggest selling point of this project will again be its FH status.

dad got interested in this project and asked me to take a look. being from the older generation he still seems to prefer FH projects in general. told me for a 710 unit (presumably a 2BR+2 bath) and a cost of SGD 1.88mio, is still more worth it than Kopar (at SGD 1.605m for a pool view).

i think the area will continue to maintain its affluent/luxury for some time to come. but it seems a bit far from from the MRT? but understand there is plan to rejuvenate the holland village area so that might help support prices in the future.

wonder who will be the future buyers in this area since its not really near CBD.

any views?

Haha while I agree Wallich Residences is much better but 1.9xm only can get a one bedder 614sqf, not sure any more left though. If looking for 2bdr, minimum also 2.6mil up.

Bro you must look at budget and your needs too. If you are casting the net wide, then of cos everyone’s preference would be Wallich over Leedon Green simple cos it’s in a super prime location and it’s a super luxe project. Leedon Green is a luxe product too but in comparison to Wallich, loses on location and one is luxe one is super luxe- think James Dyson as ur neighbour.

If u have unlimited wealth, then you may consider projects like South Beach Residences, Wallich Residences, I believe this two are in top tier location with superb finishing etc.

haha nah, my net is not that wide unfortunately. around SGD 1.5-1.8 for a CCR 2br

What’s the rationale for a CCR condo? Is it the physical location, or the tag “CCR”?

If you’re just seeking the CCR status, try looking around Jervois/Nathan (along River Valley) or Sophia Hills (behind Plaza Sing). But warn you first, you may find it difficult to resell these units next time

i prefer the convenience of being closer to town. so yeah probably the physical location.

oh definitely not sophia hills - yes resale might be a nightmare!

Pass by this area on the way to school few years back, witnessed the construction of d'leedon and saw former tulip gardens everyday. Definitely feels quite atas with the GCBs near leedon. Only downsides are the lack of amenities and couple of old hdb blocks around farrer road mrt station.

Why buy Leedon green which is just next to mega project D’leedon.
Too many units around that area, thus, tough competition.
D’leedon average 1600psf, Leedon green 2700psf, not only no juice left, may loss money.

Agreed. One thing is Holland V area can’t rival Bugis bah though both CCR. Bugis wins hands down. If both Leedon Green and MB are at similar psf and quantum price would recommend going for MB. Still think Bugis D7 would be the next most expensive district, overtaking D9/10.

Jan> 31sold
Feb> 3 sold
March> 6 sold

Translates to 40 out of 638 units = 6.2% sold till date.
