Mapletree North Asia Commercial Trust's manager annnounced it has entered into a settlement agreement with the insurers on the claims for property damage and revenue loss due to business interruption at Festival Walk in Hong Kong.

The total settlement amount agreed in the sum of HK$334.3 million (approximately $58.3 million), comprises HK$84.3 million (approximately $14.7 million) for property damage and HK$250.0 million (approximately $43.6 million) for revenue loss due to business interruption. Interim payments of HK$263 million have been received from the insurers to date.

For property damage, the insurance settlement amount is capital in nature and is not distributable. For revenue loss due to business interruption, the insurance settlement amount (net of applicable tax) is about $36.4 million. The amount of $3.5 million, in excess over the distribution top-ups of $32.9 million paid to unitholders in 3Q FY19/20 and 4Q FY19/20, will be distributed to unitholders as part of the semi-annual distribution for the period from October 1, 2021 to March 31, 2022.

I think few people noticed that MNACT is the top traded stock by value today. More than Singtel or DBS. I didn't see any news however to drive the volume.

By the way, the DRP units are in a few days ago.

I also noticed the high volume!

It is the first trading day since the DRP units were credited, but that shouldn't be the reason for the high volume. Maybe some news is brewing.

Even fewer people noticed that MNACT is the best performing Mapletree REIT YTD.

MCT and MNAT are similar type of reits (ie. office + retail). Only geography is different.

It is kind of a "win-win" situation for both.

MNACT is on track for recovery but festival walk rental reversion is a big drag. Gateway Plaza in Beijing is challenging too. Japan offices are fine.

MCT is doing OK but acquiring MNACT can enhance its DPU, NAV plus gives its a geographical diversification.

My guess is 0.6MCT for every 1MNACT, hence valuing MNACT at S$1.2 based on MCT's closing price of S$2 yesterday.
MCT wins because it gets an immediate benefit from DPU, NAV improvement plus a geographical diversification.
MNACT wins because its value gets crystalized (and this is probably why the price surged with large volume yesterday).

So if the above is indeed the case, then this combined entity will be quite similar to CICT in terms of sector (Retail, Commercial) mix.

As MCT has already acquired the flagship MBC property, to stay a Singapore-only commercial REIT would constrain its growth.

This has got to be one of the biggest case of information leak and/or insider trading if the deal materialises. The volume and price were already shooting up before xmas.

Anyway, hopefully the takeover value is around MNACT's NAV which is $1.265.

Well, looking at the price actions for some counters, it show signs of strong manipulation.

There are already people stop investing in SGX listed stocks. Wonder why they are still doing this when they are having problems attracting investors to SGX listed stocks.

Increasing look like it's a merger/take over. Personally I hope it is a merger of MCT and MNACT as it will instantly transform MCT to an international player. I also hope my MNACT units can become some of MCT units and thus increase my current MCT units.

On hindsight it's telling that even after XD, the unit price of MNACT just kept moving up. Insiders sure knew what's going on before the halt.

With the borders closed to China, the shopper traffic is somewhat affected.

This counter price has been tanking for a long time for a reason.

Then suddenly price spike with high volume.

So people are flooding into MAGIC so they can get a good deal from a possible MCT acquisition / merger?

The DPU % difference is almost 2% between the them.

As a reference, I think CICT has underperformed since it’s merger with CMT
