Actually I have found 2 units that are in the same location for $600k, not inclusive of COV.

For those interested in McNair Tower, you can take a look at this, this is just beside it only. It is bigger in size (104.98 sqm!), but need a major renovation as it is very old. Asking price of $600K which can net you the TOP FLOOR of any unit in the BTO. If you can come up with the cash of $600K, COV and renovation cost, it might be worth a look for you.

Not a direct fit for comparison, this old 4-room unit is for those considering BL. It has only 1 toilet (I think), none attached to the masterbed room and smaller in size (104.98 sqm). This unit is already asking for $520K, which in my opinion is not worth it over the BTO.

And I was thinking as a first timer I would anyways get a $30k grant to reduce the damage (to close to 600k)...
Comparing the slight price difference vs the space & 5 years of waiting to build vs 5 yrs of rental.. > the maths is easy :D

Bro, think about the total cost and total value. total cost = valuation + cov + renovation. Getting an old resale flat easily costs you 20-30k on renovation. And for total value, no matter how much you can spend on renovation, you cannot make its window bigger, make the layout better, or remove the corridor from your living room window...

means the void deck may be used for RC activities. so those living above it may be noisy.

however i am not sure those areas for funeral is the same area.

Hi all, one of my friends consulted a feng shui master on the Mcnair site, and the feng shui master told him not to buy Mcnair because the river is curving away from the Mcnair site. The feng shui master described the Mcnair site as practically cursed, so my friend is confounded and his selection date is at the end on the month.

We did a search online and found many websites said the same thing about the curvature of the river.

Book 69 : Household Feng-Shui

The writer above says:
"Inside the bow" = Great Auspiciousness
"Outside the bow" = Great Misfortune

Does anybody believe in this?

dont get the one near the river loh. those away from it is better. anyway, it is a longkang, not a river. the longkang are cement and straight not curvy. u need to see for yourself before deciding. my friend mentioned the effect is not so serious or curse coz the longkang is not big. if like that all ppl who stay near river at mcnair should be cursed liao.

also the website also mentioned the door must be directly facing against curve of the river than is inauspicious. all the flats doors are facing away from the river. if like that bad the sheng shiong should close down long ago for it is facing and nearer to middle the curve.

depending on the kind of curse he will face...

if curse of wealth to me is ok... but curse of health is definitely a no-no.

cos to me, health is more important than wealth. also, in future, he can find ways to overcome this bad fengshui too.

i m jus wondering .. why do hdb need us to produce certified true copy of IC for those in service with saf/police/ civil defence? any special privilage?

1) Is that a see-through window that is either slide-to-open or cannot be opened? What is it actually?

2) I plan to create a hollow on this wall to serve the following purposes,
- For people inside the kitchen to see what's happening in the living room
- For the people in kitchen to place the dishes there for easy serving at the dining table
-For the kitchen to have better air ventilation

The hollow should be rather huge or possibly top half length of the entire wall.

Does any of you know if this can be done? Does HDB allow this kind of thing?

if i am not wrong as long as you are not knocking off a structural pillar (bold lines) should be ok..
if it were me i will do blast that wall away too for an open concept kitchen & more dining space...
the "layout idea" in the hdb website hardly makes any sense with the dining table blocking the entrance

Those serving national service will not have their ICs with them only their 11B identification card. Therefore they will need such a certified copy from the respective Personnel Departments.

Those wall that is in bolded are pillars of the building. You cannot do anything to modify the walls. The rest can be modify like hacking. This can be done via approval from HDB

The master bedroom that one is gable end wall. Not see thru window. You can apply permit to hack away the wall between kitchen and dining room. Take note of the gas pipe routing there as there's some regulation to comply but your Reno contractor should know what to do.

Not all non structural wall can be hacked. Only the wall between kitchen and dining and the wall of 2 common bedrooms can be hacked with approval.
