My house nearby has several mega malls, schools, and shops within 2 min drive. My tenant has been with me for several years and won't run.

Huh. In JB you talk about nearby duhz. People drive own nice car daily lah.

More new houses and buildings means more choices for rental or tenant. It's tenant market 😂.

Seems tenants pool is limited and owner or landlord slashes price to get hold of quality tenants pool 😂, unless landlords not filtering and can accept anyone 😂

Lol this is unpopular opinion in this echo chamber, especially for those alrdy vested.
I have lots of reservations about MY and I'm sure experts like IQ ppl don't have holdings there. But my main reason even if i can have 100% capital appreciation (impossible) in 5 years is that MYR is controlled currency. So you can't freely sell and move your money elsewhere. You are stuck in MY and their constantly depreciating currency.

singaporeans can go into malaysia with ease. don't see the need to take any of them ( Silver, Gold and Platinum )

Sorry, I don't quite get you.

Generally, in Johor, we talk about driving distance versus walking distance in Singapore. Cars are very cheap in Malaysia, especially 2nd hand.

A property with amenities within a 5-minute drive is considered excellent there (similar concept to a 5-minute walking distance in Singapore).

Technically if u r spending MYR in MY the issues u cited r less pertinent.

Nothing wrong with retiring in MY, just need to have realistic expectations.

TBH US$105k over 5 years is not a large amount. Could consider as an experiment.

My SIL told me 3 units owned by sporeans at BI were were sold to Msians (working in Spore) Price above rm750k. Who says Jhk no spending power? You know how many hundred thousands of Msians are working in Spore?

Unfortunately I still doubt the public safety of MY. Even China cities have better public safety. Also there is nothing to spend in MY. Keeping so much assets in a stuck currency is just not wise when I could just put that currency in UK properties or just US equities.

Yup, my ex tenants from jb moved back. Rental they pay me now used to finance the second property. First property in Mt Austin. Second is the under construction space residency opp ksl. Rm500k plus for a 2br unit.

I have been talking to property developers in Chiang Mai and getting a landed for around $200k is possible plus there are discounts. But I also don't want to lock up so much capital and I'm wondering if the banks are keen to give mortgage to foreigner and you need to find trusted partner since you can only own 49% of land. Maybe UK much easier.
Assuming air-tickets from SIA are free of charge?

Yes, FH is a must. Also landed since stsying high rise in sg for so long, xian liao. Landed also can hv own garden n plant some fruit trees. Morning air also fresher n cooler after sunset. Good security is important.
Nice, and VERY busy every day.

Let's put it this way, how many hours of jams do you want to endure to go to JB? Your time is free? A flight ticket to Chiang Mai is around $200. Pretty sure the depreciation of MYR100k in a 1 year would be more than $200.

How do you get PR in China?

RTS would be game changer and if you live in JB go in at night or odd hours, no jam.
