Based on land cost Canberra probably more ex but i guess developer got to be realistic tt it is afterall sembawang and demand may be weaker. For e.g. ppl living in east and west they probably will not want to move to sembawang. I may b wrong though.

Come to think of it, it is said that Canberra EC will launch higher than Sumang?

Personally, I feel the Canberra EC to be better, it’s near to Canberra MRT (3 mins walk I think?) with an upcoming Canberra plaza, and it appeals to people who likes to go JB.

It may be marketed to ride on the woodlands transformation.

Yes it is very near. The marketing is always about some transformation here and there, potential appreciation, rental, etc. But being a more ulu place, it usually means moving further away from parents for most people I guess.

Personally, my activity areas are all around the Sengkang Hougang area, which is why my original plan was on the Anchorvale Crescent EC, and now also on the potential Fernvale Lane EC. See how ba

I think a lot of parents may stay around Yishun, Sembawang, Woodlands area which may make the Canberra EC more sought after. I’m thinking the Canberra EC pricing should be near Piermont Grand’s pricing, but let’s see.

They won't launch at a loss one. Demand is another story.

If I were them, and want to make the units move on a high $1.1k PSF based on the lesson learned from Piermont, I will have more 3 bedders than 4 or 5, to ensure affordability. And also offer DPS scheme.

Personally not interested in Canberra. Also unsure of the area around there as well, so not much comments.

I pretty much lived and grew up around Hougang/Sengkang area for 30+ years.

3bedder 900 sqft with 50sqft balcony and 10 sqft air con ledge instead? :s13:

Haha I thought with the new guideline the units are going to be bigger? But that may not be a good thing for the buyers, cos it means higher and bigger quantum. 3 bedroom 904sqf x $1100psf: starting price 1mil.

Just package it as some transformation here and there.

Then say EC price is only going to get higher. This is an "opportunity".

Finally release many media reports on why it is a good buy and only the positives and positives.

Tada.

Lol thats why people will turn to buy 1 bedroom or 2bedroom units of PC below 1mil at OCR region rather than buy the EC. I know of couples who buy a 2 bed 1 bath P.C. at OCR rather than a 3 bedroom EC cos of the price and location.

I read from propertyguru that the breakeven price for developer is between $950-$1000 psf.. so most likely the selling price would be much higher than Piermont cos now Piermont is average $1050psf..

You are starting to spread fake news again.. :o Looks like agent will always be agent?

Sumang was sold at $583psfppr. Next 2 EC: 1. Canberra link was sold at $558psfppr. 2. Anchorvale crescent was sold at $576psfppr. Based on the psfppr figures, prices are likely to be similar or slightly lower than sumang. Definitely not "much higher" as you claim.

"Based on the top bid, Colliers International estimates that the EC will have a break-even price of S$900-950 psf ppr and an average selling price of S$1,100 psf." https://www.channelnewsasia.com/news/singapore/ec-site-at-anchorvale-crescent-gets-7-bids-with-the-highest-at-s-10722140

The selling price of the Canberra EC would very likely be similar or slightly lower(in psf terms), but in absolute quantum terms it may be higher due to the new unit size ruling. There isn’t a very significant trait about this EC either.

So what is the minimum size of canberra ec? Is it larger than 840sqft?

Still you cannot doubt that that agent is trying to instill fear in buyers by inflating the break-even prices and using strong words like "much higher"... :o

There is nothing significant about punggol either. Actually canberra has lots of construction activity going on and a few new developments coming up.

Yup, that is why I agree that in psf terms the prices are likely to be similar if not slightly lower (since CDL is the more reputable developers and the land bid for Canberra is slightly lower. But I am unsure on the absolute quantum due to the new unit size guideline.
