If can wait, Canberra will be a much better choice over Suman... Since expected price about same if not slightly lower. But if cannot wait, then no choice go buy Suman, because no other choices liao 😂 I expect smallest 3 bedders will be bigger then what Suman can offer. Really small for Suman 840sqf... Might as well say the last room is study room or store room.

Am a bit surprise new buyers didn't snap up at Suman. Guess most are still pondering....

Lol thats why people will turn to buy 1 bedroom or 2bedroom units of PC below 1mil at OCR region rather than buy the EC. I know of couples who buy a 2 bed 1 bath P.C. at OCR rather than a 3 bedroom EC cos of the price and location.

Bro depend on what your family need and wants
For investors pC is better but if u can keep HDB

For many can’t afford pc so have to sell away HDB to gain fast cash

And for many want a better living standard then HDB

Depend on each family need also

One pearl project one bed is above $1m but u will buy if u got one million?
U buy but family can’t stay coz too small

If u wan 3 bed u can’t afford even u sell HDB coz is 2m plus

1 bedroom is too small for a family, minimally 2 bed 1 bath, if there is at one pearl bank under 1 mil I will jump in to buy haha! One can always dream.

That’s why it’s selling well. Haha.
It’s ok bro, we all succeed one day cos of our dreams.

Propertysoul just released a podcast on YouTube on why One Pearl Bank isn't actually selling well.

It's how numbers are played and displayed.

Cannot blame them. Most of their news and figures come from media and from their agencies reports.

I have not met any that pull figures from URA satistics to form their own unbiased judgement.

Maybe it's just me.

You are starting to spread fake news again.. :o Looks like agent will always be agent?

Sumang was sold at $583psfppr. Next 2 EC: 1. Canberra link was sold at $558psfppr. 2. Anchorvale crescent was sold at $576psfppr. Based on the psfppr figures, prices are likely to be similar or slightly lower than sumang. Definitely not "much higher" as you claim.

"Based on the top bid, Colliers International estimates that the EC will have a break-even price of S$900-950 psf ppr and an average selling price of S$1,100 psf." https://www.channelnewsasia.com/news/singapore/ec-site-at-anchorvale-crescent-gets-7-bids-with-the-highest-at-s-10722140

To be fair hor, I think they are hit by ABSD 30% land sale that is not reflected. 5% cfm have to pay. 25%, the bank interest also quite significant.

So net net their psf ppr cost might actually be higher.

Developers are smart, but consumer ain’t stupid. With current pricing, cater in their HDB resales levy, and EC need wait 5yrs MOP etc, more would rather get a PC instead. Maybe still makes sense for the 1st timer, but not hdb upgrader. What is there to upgrade when u squeeze to 840sq ft 3 bedroom.

New timers affordability not that high mah. Prudent ones will reconsider the loan quantum.

Plus new timers need to consider job stability and perhaps also cost of kids and car and etc.

Imagine maxing out 30% on property loan... Assume economy doesn't crash in that few years of wait, have to budget for loan, house upkeep, kids upbringing... Either income must rise further (how to if economy turns down) or something must be sacrificed.

With internet, it requires probably 10 mins or less for the more experienced ones.

But I agree, easier not to waste time and use all the positive media and agency news to close customers and collect commission.

Developers issue OTP, which many ended up return units, satistics with URA becomes just numbers for the media to boost up “ sales launch figures”. Create hypes and cheong sentiments. Agents says act now, don’t missed the boat. The dogs will bark, the cat will meow, The agents will sing to Agent tune just like the birds, buy buy buy!
When recession come, they will be the one buying over your units at fire sales price. :s13:

But first timer not biting much also.

23% of first timer quota sold on launch day for the "best property launch of 2019".

Most recent for June 2019, Parc Botannia. 60 options issued, 51 return units.

Sometimes can't help but wonder about the coincidence with the timing of Sumang launch.
