What are the chances of Northwave having a price reduction?

It seems that most developers will wait for the demand to come, nearer to TOP date, instead of giving drastic discounts. Probably Northwave will continue the early bird/ VVIP discount instead. If not wouldn't those who bought it on ballot date be unhappy?

Actually, when I read these 2 articles, my immediate thoughts are that it is not that ECs are not relevant but most of the sites are in lousy locations, so that's why the sales are bad. When priced correctly and in a good location, ECs surely will sell well. The problem is that the good sites are reserved for BTO and private condos.

Government got to keep the BTO voters happy, plus good sites reserve for private condos because can sell for more $$$$$$$$$ !

The main problem is with developers being so greedy and not sharing their gains from the cheaper land bid with buyers. In such a case, I do not think the government should step in to reduce the supply of houses and land sales for the developer and let them keep their big fat profit. Instead, have a constant stream of ec each quarter and in the event that developers continue being greedy, fault them with no sales and the additional duty on unsold units.

In addition to your observations, I suspect it's a sneaky move to create oversupply to help bring down prices to cool the market. After all, they still earn from the land bid prices.

Popped over there recently to kaypoh. Still can't get over the location. All the discounts, frills and nice designs simply cannot make up for the terrible location. Schools and MRT are so far away. Who will buy? :s11:

It's 10-15 min walk to Admiralty MRT depending on your walking speed.

There is Greenwood Pri nearby. Not an elite school but better than nothing :s22:

I stay nearby so almost wanted to consider this EC. But eventually decided to go for SBF instead.

But yes, I agree the location is not great at all. It's probably suited for people who drive all the time and no need public transport.

My advice to buyers. Do check the flight path of those helicopter from SBAB. It just like road in which they have to take.
