Already happened since iPhone 4s. There will be a restocking fee of 25% if you return the phones sealed or 15% if you return it unsealed.

Anyway, the online pre-order will be open at 1501 Singapore time one week before the actual launch day (usually on a Friday).

Tips: Use the Apple Store app to get access to the pre-order page slightly earlier. Make sure you are sign in to Singapore iTunes account.

Definitely will server jam. Last year when I stood by the computer at the exact time when online bookings are open for Singtel for the 7 Plus, immediately just about all jet blacks and blacks were out of stock and within 2 mins, all fully booked.
