Just out of curiosity.. long long time ago (🤣🤣)...when bishan was a young new town..did people think of it like how we think about punggol and tengah?

I remembered last time.. from Bishan.. it was hard to go to west or east..must always take a long mrt ride to city hall then change green line.

bishan was developed in the early 80s and ready in late 80s
but for tengah in an era 20 years later than punggol and 40 years later than bishan, the current technology, infrastructure and experience in area planning should have accumulated based on their past experience

to the first batch of punggol residents in 2001,there wasn't a proper shopping mall/cinema till 2016, no proper bus interchange till end of 2003 and only two feeder bus services? no MRT station till 2004
probably it takes 20 years till 2021 to fully develop punggol with new amenities of the new hawker and digital street

but 10 years to develop tengah should not be too much to ask for based on their past 50+ years of planning experience

I know right! If near to food centre.. also 1k more. Lol

that I don't know
that plot has good proximity to food center and MRT
also unblocked view towards East Coast Park (above #11 floor, I reckon it is better than my direction though I'm closer to MRT, walking to the food center takes 7mins right from door step, cannot tahan the hot sun plus my scenery will be 50% blocked by the buildings diagonally opposite)

I might choose this new dakota site if I had a chance as it is only 3mins walk to the food center, after all, we eat more than we take MRT

I just feel that Tengah BTO didn't set a price cheap enough to provide incentive to the pioneer residents in this area.

Although organisation have 50+ years of experience, the current team planning and executing unlikely have or took over that decades of experiences...

When Sengkang and Punggol were developed more than 20years ago, the LRT system was already in the pipeline. It really provides great convenience for the residents there.

The size of Tengah and its surrounding areas should be able to accommodate and support the ridership. However, the recent years of developing that area don't have LRT system. Perhaps its the size that doesn't warrant a LRT system but I don't think so.

the JRL is a souped-up LRT. look at the distance between stations. is more typical of LRT than MRT, isn't it?
