SINGAPORE (Jan 25): DBS is maintaining its “hold” call on Cache Logistics Trust (CLT) due to uncertainty of the outcome regarding its dispute with DB Schenker Megahub; the potential of revaluation loss; as well as the possibility of equity fund raising to address its high gearing.

The research house has lowered its 12-month price target on the REIT to 77 cents from 93 cents previously, trimming its distribution per unit (DPU) estimates for the next two years by 3-5% due to its recent divestment of Cache Changi Districentre 3 (DC3).

“We think [CLT’s] net asset value (NAV) could decline further. While yields are attractive at above 9%, we believe that uncertainties owing to the oversupply in the overall Singapore warehouse market and more pressure on Cache’s organic growth outlook will cap re-rating opportunities,” explains DBS analyst Derek Tan in a Tuesday report.

Tan has identified the interim solution to 51 Alps Avenue as a key overhang for CLT, and expects pressure on earnings arising from the related holding arrangement – with FY17F DPU dropping by 4% to 7 cents in the worst-case scenario.

He also warns of further price pressure ahead should the Court eventually rule to settle Schenker’s rent significantly below market price.

“As anticipated, further property write offs led to NAV being slashed by 11.4% in FY16, and this pushed gearing up to 43.1% (vs 45% regulatory cap). Assuming sales proceeds from DC3 is used to pay off debts, gearing would have only moderated to c.42% which is still above management’s comfortable level of 35-40%,” adds the analyst.

As such, DBS believes the next step for CLT’s manager will be to undertake an equity fund raising, and/or divest more assets to pare down its gearing.

“Depending on the [manager’s] strategy, DPU dilution is possible, and is factored in our model,” says Tan. As at 11.28pm, units of CLT are trading 0.6% lower at 82 cents.

Hi all, in order to recieve dividend, must the settlement date be before the xd date or as long as the trade is execute before xd date will do?

ya, but if u buy more than 5k, the comm still worth it at about $10++ sgd compared to the normal brokerage fee which is about $20++?

i cheapo ma... :o

lol relax, i anyhow shoot SCB only

but yeah in future can try support local brokerage house like dbs or ocbc

then put into CDP can go AGM get free $20 voucher and gain deep insights

like recently me average jmap when to the FCT agm and learnt a lot, the first time we came back after AGM we told u guys who positive management and shareholders were and true enough the stock rallied and crossed 2.00 mark

this is not insider trading, this is making full use of your time, eyes and hears to pay attention to what is good and what is bad

same as an auntie going to market to buy orange and apples, u have to see and touch for yourself to get the best ones

It's cheap but you are stuck with SCB's brokerage platform. You cant enjoy any other platform's promotions.

Im also using MBKE Prefunded custodian acc. It's the same as yours: $10.00 min commission. But I'm also creating account on all other brokerage, Philips, POEMS, Vickers, iOCBC, UOBKY, CIMB, Lim&TAN; to get their promotions.:s12:
