Hi everybody,
seems like reits and bank and etf are hot favorites here.

Was wondering if 20k captial how would you guys sort the captial?

All to reits? Collect dividend When bank drop sell some reits and buy bank or some % in reits some cash holding power?

to add on to industrial assets
why i do not like and have none in my portfolio

industrial reits can have high yield of 7-10% but their CAP rate is also high (if u dunno what cap rate is go read up capitalization rate on property)

office/retail assets can have 99 years lease/lifespan

whereas in SG industrial assets only have about 30 years lease/lifespan, due to the shorter life and lower quality the cap rate is way higher so is the yield to compensate

in short - low quality = high yield, high quality = lower yield

I think that my picks of the 5 reits are of the HIGHEST quality and I am SATISFIED with the average yield of 6%

It is also easier to find yield accretive acquisitions for lower yield REITS.

quality reits or sti etf or telco or banks

quality reit (kfc bucket)
mct cct cmt fcl

sti etf / starhub / singtel / m1

all can - suggest play 10k first dont dump full amount and get abit of feel

areit power la... I bought at 2.1X long time ago sold at 2.4X. The price now also not bad.. even my k-reit also not so power.

stockbot promote a-reits is assurance.

1) 20k into sti etf
2) 10k into reits 10k into telcos
CMT/CCT + ST/SH - 5k each

mine is abt there (peasant size)... key takeaway, can put some in midrisk retail bonds. the rest divy stocks, bluechips. some allocatuon to growth stocks with low div. it took me one year to get here, probly will stay like this for next two years.

u may add telcos too. for moi, i divested m1 at big loss, so no point buying telco again
