Nope. when we talk about DC business, I feel that we need to consider the regional major players as well.

Talking about major players...

In China, about three quarters of its data centres are built by China Mobile, China Unicom and China Telecom...But there is no listing regulations for REIT on the China stock exchange

Singapore REIT market is well-regulated and matured....if India and China are not able to come up with elegant Reit models, there is an opportunity for those listings to come to Singapore market.....:D

MB research on CD

ComfortDelgro
Road to recovery
Event
 Recent policy and result announcements have afforded more visibility into
CD’s earnings and cash flow profile. With the share price having corrected -
20% YTD (vs -1% Straits Times Index), we find the bearish issues as stated in
our initiation report here already fully priced in, and in some ways overdone.
We upgrade CD to an Outperform.
Impact
 Uber & Grab threat real, but fully priced in: CD has managed to maintain
its fleet size at c17k despite continuing onslaught from Uber & Grab. We now
assume a 4% annual fleet decline from 2017 before stabilization in the
terminal year in 2021E. In the worst case scenario, where we ‘zero’ out the
continuing value of the SG taxi business, we arrive at a S$2.50 valuation. At
current levels, we think investors are already pricing in the worst for CD’s SG
taxi business and we see risk-reward skewed to the upside.
 SG Bus earnings secured for 7 years: 6 out of 8 of CD’s SG bus contracts
will expire only after 7 years, which secures cS$50m of operating profit
annually for our forecast period, we believe. To realistically factor in a 5-player
market, our base case now assumes CD to win only 3 operating contracts, out
of a total 14, in our terminal year.
 Driverless taxis still some time away: Extensive work done on the subject
suggests that Level 4-5 advanced driver assistance systems (ADAS), where
the driver cedes complete control of the vehicle, is still at least about a decade
away. Up till then, we think the disruptive impact of ADAS to the traditional
taxi business model is limited.
 Valuations cheap even with disruption risks: Cost of equity has historically
been low for CD largely owing to a strong management team and excellent
execution track record in a non-cyclical industry. With the risks of disruption,
we believe investors should demand a higher return and thus ascribe a
higher-than-average beta and cost of equity in our valuation. We still find
upside under these conditions.
Earnings and target price revision
 We reduce our earnings estimates by 1-10% for 2016-18E, our target price
increases as we roll forward valuations to 2017E and migrate to a DCF-based
methodology.
Price catalyst
 12-month price target: S$2.80 based on a DCF methodology.
 Catalyst: Results, Accretive acquisitions
Action and recommendation
At 16x 2017E PER with a 4% dividend yield, we find CD attractively
priced. With our base case now factoring all the pertinent negatives, we
believe risk-reward is skewed to the upside. We upgrade to Outperform
from Neutral.
