I actually like the Mapletree family, but the market almost always price them above book value, which I presume to be due to Mapletree's reliability.

MCT looks really good but too bad 10% premium to book, the yield at 5.5% was kinda low considering CCT and CMT were priced at 6% yield recently

Book value, yield, gearing matters a lot

Very true! Just like those S Reits having lower PB ratio and dangling higher div yield but I also scared to buy.

A qns to all, esp those reits gurus.... what key figures should we be looking out for in order to get a good reits? Those impt ones I guess should be management track record (eg high lease ratio, AEI to enhance property etc), close to 1 PB ratio, and of course div yield & DPU growth :s13:

How about ROE, ROE growth, PE ratio? Are these impt and what other figures should we look out for?

For reits first is must be reputable and have long track record of at least 5 or 10 years of growing dpu and nav

Financial numbers wise book value, dpu, gearing these 3 most key at first glance

If above pass then dig into detail by reading up on their results presentation slides

Some good reits like cct and sun tec trades at 10-20% discount to book value

Some average reits can trade up ton30-40% premium to book

Market is irrational

And a value investor can take advanatage

Especially in the recent reit sell down, i managed to allocate 100k of mu portfolio into high quality reits

15,000 cct
15,000 suntec
15,000 cmt
10,000 fct

In the long run i am pretty sure they will do well as a whole
And by paying book value or less, my downside is more managable

For our trading portfolio, as of now, we are 200% leveraged and the majority of our gross exposure is currently denominated in SGD, i.e. we have bought (and still buying) local assets. We believe there would be a strong rally in the Singapore bourse starting sometime between 2016 Q3 to 2016 Q4, as funds move back into Asia, in particular, Singapore where the valuation is looking more attractive by the day.
