2nd timer. no huat la, sbf it's expensive. i abit mixed feelings also if wanna sell my 5rm resale.
When you sell yr resale of 5 rm to get this new 5 rm SBF, probably the new flat will be free from mortgage loan, but rm size not will not be an upgrade. 2 times gotten btos mean next time cannot bto , much upgrade to pte condo or downgrade to bigger resale hdb?
No wonder your feelings are mixed now.
So, if no urgency to cash out or needing bigger space, I had rather not moved. Neighbours from they when they were born till married and bring back their children! We neghbours 30+ yrs hardly meet each others because of working/schooling.

actually my case is different. i first got a bto 4rm but i moved becos along the way i got kids and i needed someone to take care so i shifted to near my inlaws. that time not much 4rm on sale so i got a 5rm resale.

fastforward now, i tried the july sbf for a 4rm and got a que number. so im actually going back to a 4rm bto from a 5I resale.

this 5rm i stayed for about 8yrs. lease about 29yrs old. i early 40s only. if including this comjng sbf, i shifted 3 times. 😅

so actually, why the need to shift 5rm to 4rm now?
it cant be monetary gains, unless yr 5rm is wroth alot now, but SBF is also expensive
to a better location or?

im just thinking like fast forward 15 or 20yrs later when both my kids grown up.

my current 5I will be like 45 or 50yrs old, will be limited to buyers in the market. if i take the 4rm sbf will be around 15-20yrs old. if both my kids have their own house and i wanna dispose off and downgrade 2rm flexi for elderly also easier.

there will be monetary gains cos my 5I is worth quite abit now vs 8yrs ago i bought. technically speaking the 4rm sbf i took is at the same area as my 5I. its just beside mrt compared to my 5I I need to walk about 7-8mins. new location is better just the size is 93sqm vs 126sqm.

location is the same, neighbourhood is the same. just the lease and room size difference, mrt is just downstairs.

As long as you willing to pay buyer stamp duties, conveyancing/legal fees, can always move to resale properties multiple times in your lifetime, but for HDB public flat only 2 times new BTOs (maybe 1 last one being a Seniors' Community Care Apt).

i think still eligible for 2room flexi, elderly scheme when above 55.
