yep simon said it correctly. The easiest and laziest way is to wait for market crash.

The hard way (and more profitable way) to is really to look through all the financials of 800 stocks on SGX.There is no shortcut to it. If you are lazy to do the research, too bad for you. lazy people dont deserve to profit in the stock market. All the annual reports are freely available online for you to download and view anytime.

Somehow i cannot shake the feeling that you hardly ever invest in equity in the first place - seeing your answer .

But i like your answer :
Cover ALL 800 companies on SGX, otherwise you dont deserve profit in stock market.
Tough! I think i should not invest in equity then ...

Should just buy SGS Bond and be lazy with it :)

hi, recently just bought into starhill global reit, 12lots at 0.815, looking to add more.. do you think this is a good entry price? or I should buy at lower price later to avg down? What I like about it is

1. trading below NAV
2. Low gearing at 29.6%
3. Yield of 6.1% compared to CMT
4. quality assets and lease(ngee ann city, wisma atria) except for their overseas assets in countries like china and japan which I think it is alittle bit risky

Personally i will prefer if they also have local portfolio in suburban areas, like CMT. When economy tanks, suburban malls tend to be more resilient. You decide ;)

Offshore REITs listed in Singapore (Lippo, Starhill, etc) usually trade at a discount to NAV. It's a fx risk discount, it'll always be there. And they usually have lower gearing as well mainly due to fx risk as well, they can't leverage to the hilt in SGD and expect their overseas cash flows in their currency to remain constant. They'll spend money on not just capex (AEI), but also on interest rate swaps and currency hedges, which eat into corporate earnings.

CD season has begun.

Waiting for very long Liao. No money comes in very Sianz. Lol. All the reits quite quiet recently, don't know they will break new high after the release of result. I think healthcare and office reits will do very good.

Mapletree Business City should still be under Mapletree Investments, the sponsor of the 4 REITs, not in any REIT.

Bring down? For? Cam suka suka being down de?

So they can buy in? Before World Cup they sell at 2 dollar plus to those small investor. Then wait for price to drop and buy in again. As long as you hold long term and don't panic don't care ba. Reits will still be doing ok, or maybe better the next two years.
