Record-high $1.289 million achieved for executive flat in Yishun​

An executive flat at 661 Yishun Avenue 4 was recently sold for $1.289 million ($662 psf). The spacious 1,948-sq ft flat is located on the 7th to 9th storey. This transactions marks the second time this year that an executive flat in Yishun has transacted for at least $1.2 million. The other flat, located at 654 Yishun Avenue 4, was sold last month for $1.28 million ($657 psf).

Located adjacent to each other, both blocks are within walking distance of Northland Primary School, Chung Cheng High School (Yishun), Yishun Park, SAFRA Yishun, and Wisteria Mall (see Map 1). However, a drawback is the lack of a nearby MRT station—the nearest, Khatib MRT Station, is almost 1 km away. Another drawback of both executive flats is their relatively short remaining lease of 66 years, as their leases commenced in 1992.

I've taken AC7 bus before on a weekday late morning, the journey from Yishun bus interchange to Woodlands checkpoint was about 20 minutes, and the journey across the causeway to the JB checkpoint was less than 10 minutes.

Yes, if you get on at the interchange.

Got to immigration checkpoint how? Exit the bus to scan passport, come out already have to take the same bus to JB custom? Board the bus the 2nd time need to tap card again?

When you first board the bus, driver will give out a number slip after you pay. After scan passport go back to bus show slip then no need tap again.

The NSL mrt line is already crowded now. Cannot imagine what will happen when Chencharu bto is ready and a few years down the road, Khatib camp bto. Springleaf station is further away to be able to effectively divert some of crowd away from khatib station

Wait for the 2 stations (yishun/khatib) to sink loh, platform already so narrow and cramp, when 2 trains reach Yishun station during PM peak hours, is really clusterfcuk until no tomorrow. Many just gave up queuing for the escalator and simply walk down the stairs instead.
