The “undervalued” projects may be in CCR since CCR has many upcoming new projects and KOPAR and The M had taken the lead to price the product rather reasonably.

OLA sales at 164 units(13 dropout), 29.93% overall now

So fast dropped out. :s13::s13::s13:

These kumgongs must be the same people who always rush to queue whenever there is a queue, fomo first regret later. Goes to show that many property buyers aren't rational or smart people, can anyhow buy even though its likely to be the biggest purchase in their entire life.

Had a chat with a close friend who went to see Ola showflat, they commented that the prices are high for an EC. And these are professionals that can both afford an EC.

I’m interested to watch how the sales go tho, appreciate those who share updates.

everyone also say high, except for 100 palms of cos

im not saying 1k psf is cheap, but we will know in 5 years time

i agree. i dont think PG/OLA is cheap. However, land is scarce in Singapore, i don't think EC price will drop. In fact, i think it will get higher and income ceiling might be raised higher to allow couples to afford the higher priced EC?

Land is scarce? You got see 30,000 vacant units in pipe line anot. Lol, if global economy tanks, even more units up for sale. Rental yield has for the past few years been averaging 1-2% already

This is on top of the fact that global economy is going to fare extremely badly this year and prices which is extremely overleveraged now will tank.

Ola is not even 1k psf. It's 1.2k psf supposedly.
+ ~$50 psf for resale levy.

The thing about MSR and TDSR is that it is based on your salary at the point of loan, and not on future salary.

If salary growth or stagnate, good. Happy ending.
If salary drops, or kenna retrenched.... Problem comes.

Then again, I'm pretty sure we have enough people supporting the EC prices with their iron rice bowls.

167 units sold which means 3 more groups bought. EC is very fair. 1 family can only buy 1 unit.

Unlike private or overseas, 1 group snapped up 50 units for overseas property...

My exact thinking. Don't get me wrong, I think $1.2k psf for OLA is pretty astronomical for an EC, but when I was buying one few yrs back, there's also the usual doomsayers who go around shouting that $700/psf is murder pple kill fire, recession coming la, everybody gonna lose yr jobs la bla bla bla. Fast forward few yrs later, we have EC launching at $1.2k psf... Duno happy or sad haha..

Back then new EC 600-700psf, resale market was 900-1000psf.

Today new Ola EC is 1200psf, resale market is still 1000-1100psf.

Think about it for a minute.

Back then Income for EC below $12k/month.
Current $16k/month.


Very different situations. Back then, we are "recovering" and blooming economy, that why govt step in to put in measures and halt the price for awhile.


Now, we are going tru recession. Income level adjust based on the property price as well .. not the other way round.. weird that you mentioned that.
