Can I know what is the reason south is quieter? Seems like the south also has many cars, buses n motorcycles.

Both sides have high traffic , but sims avenue probably slightly more (exit to pie)... And it's facing the mrt too.... These are all none scientific observations of course

Oh i see.. agree but why you chose sims avenue in the end?

Still feeling a little underwhelmed by the plq mall. Probably it'll improve over time!

Agree. Probably will improve over times.
Also not forgetting that area already got 4-5 Malls, ie SingPost, Paya Lebar Square, kinex, and those Katong complex. The crowd are distributed to different Malls.
But definitely the convenience, vibes and connectivity is there.

Not forgetting PLQ grade A offices also have a few attas jap and western food restaurants, wine and dine.

how would you guys compare Florence Residences to Parc Esta? in terms of both livability and investment.

florence residence is a 10yr risk play on cross island line and hougang integrated development

parc esta is a more risk averse move with PLQ just round the corner and eunos mrt beside

Agree that parc esta is better but I would advise you to go down to the actual site and have a feel of the area before committing.

im tending towards PE since i lived around paya lebar all my life and really love the accessibility of this area. previous gripes of not having cinema and shops are now mitigated with the transformation of the entire area.

got an agent friend who committed to Florence so was just trying to consider what are the pros of it. seems like Florence is also about $200-300 cheaper psf?

Maybe you can ask him why he choose Florence? To me the, pro of Florence will be its facilities. Definitely more than PE.

But it's not an area i was looking for (prefer the east) and PE's proximity to the east/west train line.

hmm his girlfriend is a property agent by profession. so far hes only mentioned that at the same budget as mine, they are able to get a 3bdr@14xx psf with Florence. And that a 3bdr has more potential for growth + easier to sell in the future.
