Is it correct to say this is one of the better-valued development amongst all the overpriced new launches?

I feel the HK style layout is only good for subletting not N families each use 1 room for investment purpose thus I don’t think it’s suitable in SG context. I shall wait and laugh along as soon as problems arise

I think this is one of the better valued new launches, compared to others, perhaps only Stirling offers similar value for buck, in comparison to new launch of that scale in their own area.

It should easily rate above Park colonial, Woodleigh Residences gg at $1800psf upwards, which is a good $300 - $400psf premium compared to existing resale that just TOP recently within the Potong Pasir, Woodleigh area. It’s also about $200psf lower than PPR at Paya Lebar. And with the official opening of Paya Lebar Quarter, it’s likely to help propel sales further.

It also has efficient layout and quality finishing and from a reputable developer. Downside is perhaps, it’s a mega development.

Sorry for newbie question, but what is a “HK style layout”? Any example of new launch that you think is more “SG-style”?

Was looking at Stirling, and it seems like they are cramming everything into a small space. Is that what you mean by HK-style? ;)

Stirling is by a HK developer- Logan Property. If you noted the sky terraces are very similar to HK style condo where there are small “holes” known as dragon gate within the development which purportedly is for fengshui purpose, not sure if it’s a coincidence.

One thing I noted about Stirling is that it’s unit size were on the small side with thick walls.

HK style layout is N bedroom units would have N bathrooms lor
so can sub-rent to N families so they "share" the kitchen and dinner/sitting room like living in hostel:s13::s13:
and usually the bedrooms all very far apart like 4 corners each that kind

SG style is like HDB layout.....main bedroom has bathroom,the other rooms share a bathroom,at most a toilet next to maid room

can you imagine 3 families each with 2 kids total 12 heads living inside?:s8::s8:
rental $3k/family so yield $9k/mth:s13::s13: would had worked in HK but not in SG

But this layout does not fit your N bedroom N toilet criteria, so cannot fit your HK layout criteria. Also, why would anyone buy a 5-bedder to fit 3 families in Singapore? The most is I will ask the grand parents over.

Actually I feel that the layout and location of the utility room in the 5 and 4 bedders for PE is poor. By putting the WC door inside the utility room, one is forced to give up another space in the utility room so that the WC can be assessable.

In fact, the utility room for 5 bedder can’t be used for much, cos the secondary door is there and cannot be blocked also.

You’re supposed to seal off the “main door” to make the utility room to a 6th BR for rental purpose.

Yes HK developer iirc so HK style layout
Primed for rental return investment purpose

Hmm I agree that not many in sg will buy a 5bd for rental. In fact one reason I bought the 3bd+study is due to the fact that it's very much like my hdb layout. It has 3rm (all adjacent)and 2 toilets. Perhaps you're layout logic applies to the 5bd. Just unfortunate.

Parc Esta is indeed going to increase prices soon. Usually Developers will give their max discounts to early birds in order to clear their financing and avoid interest costs. Once the initial threshold (usually 30-50%) is sold, price will steadily increase to achieve their target Average Selling Price (ASP).
