My personal and honest opinion is Parc Esta is geylang standard. :o Location is central but not necessarily good. :o In my perspective I do not rate highly on this project. :o

I agree with you that I also do not rate highly on this project. :o but mainly due to it's poor HK style layout:s8::s8:

I agree with you. Location looks good on the map, but the geylang vibes are still there. There's a reason why prices at paya lebar - geylang - farrer park are historically depressed. Impressive that a developer can push prices up so high and rid the geylang vibes of eunos.

Hi guys, came across this thread. am also considering PE vs jadescape as the latter is giving out discounts now. for PE the prices have increased 40-50k since launch? probably since Nov 2019? for 1 br the cheapest is in mid 800k which is the same for the two projects. any views on the unit comparisons based on PE increase (units are around 1.8psf now) vs JS discounts?

comparing locations JS seems better (as i stay along red line) but am concerned of cap gain appreciation for both due to their locations (PE near the market/ mosque)

I stay at bishan, comparing both projects location, I think JS would appeal to northerner, PE to eastern lovers.

I opine that PE is likely to see greater cap appreciation than JS, due to the PLB transformation and Marine Parade/ Tanjong Katong round the corner, and PE finishing is much more grand.

I visited both showflats JS two bedroom vs PE two plus study. You may wish to do a search on “ Parc Esta” to find its reviews, I see many bloggers have given their two cents worth for a more neutral view.

Amongst new launch, PE take up rate also seem better than JS, but JS construction is a lot faster, I see that the building blocks are at least 6 stories high now.

If that’s the case then Dakota also right? But see Waterbank and Dakota Residences transactions, in fact both are even closer to Geylang, but going for 15xxpsf-17xxpsf and bigger quantum.

And, Kallang area also very near Geylang leh. But look at property prices there.

JS for me, more exclusive and positive vibes with good schools around. Though esta has Tao Nan.

PLB transformation can be considered done already. Marine parade got transformation? Even so, limited impact on Esta. Only hopes on the redevelopment of the car park, but the massive gatherings will still be there on sundays. :)

at first i also thought of Taonan,only to realise it's 1-2km ring zone only:s8::s8: thus no value added at all

Do not expect much from PLB.:o it is just another mill tactic to milk from aspiring people who wants a condo or an “investment” grade condo.:o sadly that area is really Geylang standard.:o take a look at “Satu KM”.:o the management resort to change name to inject new lease of life.:o

ASR is appealing in my opinion, just my two cents worth, just that you might need to wait awhile before the GSW plans formalise. ASR prices have also increased for the stack facing GSW though.

Parc Esta is doing very well because quite a number of people including PR, foreigners don't drive car. They justify that since they are not driving, they should purchase a condo near mrt for convenience.

Plus PE is near to Geylang Serai wet market, mosque and Wisma Geylang. Quite number of Malays bought PE as well. Esp the block next to the mosque.

Even the developer is considerate and provide Bidet in every toilet coz we wash. 😂

No condo now is of investment grade.:o

I think u are the one who needs to take a tour on these locations or take up property entry course ABC.
The huge disparity in transaction volume and response betw PE (71% sold) and JS (46% sold) has already spoke for itself how the public sentiment feels between the two projects. If u dunno anything, better don’t anyhow give advise or blatantly being sarcastic to others.
