The huge disparity in transaction volume and response betw PE (71% sold) and JS (46% sold) has already spoke for itself how the public sentiment feels between the two projects. If u dunno anything, better don’t anyhow give advise or blatantly being sarcastic to others.

It’s the same. it’s occupancy. grab and taxi different as well, however when there are so many Drivers on road you will see rubbish Low fares and it is not sustainable as we have rental and fuel operation charges to consider with.

Actually someone already contributed an interesting insight on PE. not racist but take a look at Simei infamous condo where we have a village there. occupancy and take up rate is high, does it translate to good profit margin? I taxi driver so sharing my taxi logic here.

I was also wondering how much commission u took from Qing Jian for promoting JS so aggressively. Is it because the response was lousy and that’s why u became their spoke person? I didn’t know u love China developer so much?

Plus PE is near to Geylang Serai wet market, mosque and Wisma Geylang. Quite number of Malays bought PE as well. Esp the block next to the mosque.

Even the developer is considerate and provide Bidet in every toilet coz we wash.

It’s highly promoted in Malay radio station as well. I have 2 uncles that bought PE. And they have friends whom are Malays that bought PE as well.

All bought for own stay coz wanna be near Geylang Serai. Even my mum ask me why I never get PE.

Kembangan, Siglap, Eunos, Paya Lebar, Ubi area are popular among Malays hence the popularity for PE among malay buyers looking for Private.

Nah, I bought resale. PE sales volume is quite commendable despite July 2018 cooling measure. The price is quite acceptable for its amenities and location.

Head down to the area if you’re looking into it. Better to understand the location yourself.

yes i have been down recently but prices have already increased since launch by a bit, not much gd units left..also am torn between JS and this . both have cons in my opinion...

If that’s the case then Dakota also right? But see Waterbank and Dakota Residences transactions, in fact both are even closer to Geylang, but going for 15xxpsf-17xxpsf and bigger quantum.

And, Kallang area also very near Geylang leh. But look at property prices there.

Katong regency (also near Geylang) is also sold out within 1-2 days. Has all these projects in D14 (near Geylang) see any depressed in resale price?

I love Dakota. Thats why I suggest that both your papa/mama take you both to the different areas to tour. Go during weekends to experience the real deal.
